I’ve been living here for a month now and absolutely love it. A week before moving in I found the yelp/google reviews that totally scared me but let me just say, this apartment complex is such a dream! Please don’t listen to the bad reviews. The management team is super sweet and so on top maintaining the building. The building is very clean. Yes, there are homeless people near by (it is a city..) the building itself feels incredibly safe. Would definitely recommend this building to anyone looking for a super nice, safe environment in Denver with great amenities.

I really love it here, I had a 14 month lease, during which the company changed from DriveTrain to Modera Art Park. I just renewed my lease and Modera was able to give me the 8 weeks free deal due to the management switch. I am extremely happy and impressed with both the front desk staff and the maintenance team. Leon from the maintenance team has consistently gone above and beyond to help me with issues with my unit(s). Every single maintenance request I've put in has been handled immediately and with great communication! I see him working hard around the complex every day. I love the amenities here, especially the gym! There is a lot of natural light and a good amount of space and a squat rack in addition to all the other equipment. The common spaces are fancy and tidy and often empty. The walls between units are extremely sound proof, I never hear my neighbors. I have heard that the floors are not so sound proof but I live on the top floor. I was able to switch my parking spot the same day when I added a cargo box to my truck and couldn't make the clearance on the downstairs garage. That is unheard of with any other management company I've experienced. There was an issue with the garage door being stuck open for MONTHS and most of this was during the previous management company. They placed security at the entrance during this time. There was also a homeless encampment very close to the building for quite a while and I know Modera contacted the city many times to have it removed. It was eventually removed. Parking is expensive but comparable to all the other big apartment complexes. I pay for garage parking because I know there are break-ins on Arkins. I feel very safe inside the building and when I had my truck on the bottom level of the garage it felt especially secure. Overall, I love this building, I'm happy to spend another 14 months here. It's close to the city without being IN the chaos, its fancy, has nice amenities, and the best management and maintenance staff I have ever experienced. Thanks Modera!

Reading through the other reviews, you would think some folks thought they were going to escape having to ever see or think about the homeless by moving into an apartment building in the heart of the city. I might suggest living in Boulder if the only homeless you want to see have the latest iPhone and are mostly living on the street by virtue of choice and trust fund :) I was disappointed reading a lot of these until I realized that really, the people the most likely to leave reviews are either very happy or salty and pissed - so keeping in mind that there's more incentive to complain about what's wrong instead of recognizing what's good: I've lived here for 2 years and through the management transition from Drivetrain --> Modera and, at least from a renters perspective, things have improved dramatically. The team is incredibly welcoming, understanding, helpful and ALL OVER it. The hours they're around are convenient and extend beyond 9-5 M-F so you can actually get them live to talk about things or ask questions if you have a job, they are incredibly personal and they're all fantastic at their jobs. Shout out to Angie and Justin for being incredibly thoughtful and dropping what they're doing at absolutely any time to help you when you walk into the lobby :) The amenities are awesome, and finally open when they say they will be thanks to the new team. I will highlight that this place has a FULL gym in it - meaning a rack for freeweight squat and bench as well as a full set of dumbbells which is incredibly convenient for getting a mid-day workout in whenever you WFH. The pool is incredible, west-facing and has tons of space: there are enough grills to commonly accommodate 20+ people grilling at once, cabanas that overlook the front range and sunset, and a hot tub that makes coming back from a ski day feel like royal treatment. There's also an incredibly swanky rooftop speakeasy you can rent out for events that is super unique - would highly recommend checking it out when you come for a tour!

Lived here for almost a year and like it a lot! Best gym I've seen in an apartment complex. Pool/hot tub area is great as well as the clubhouse and speakeasy. Parking garage is great. Staff is great. Maintenance guys are great and usually get things fixed within a day. Only complaint is the building is not very well insulated. Our apartment gets very cold in winter and very hot in summer near the windows. Building is very quiet for how big it is. Overall would recommend living here!

Current Management (Since Last Summer 2023) A stark contrast to the old, the new management team at Modera Art Park is a breath of fresh air. They are exceptionally proactive and attentive to tenant needs. Remarkably, they discovered I was overpaying by $800/month and voluntarily reduced my rent, saving me a significant amount over the year. The hallways and common areas have never been cleaner, thanks to the diligent maintenance and cleaning staff. It’s a180 degree turn since the last regime managed the building. Previous Management (DriveTrain Era) - June 2022 to Summer 2023 As one of the first residents to move into what was then known as DriveTrain, I've witnessed the full spectrum of management styles. The initial management left much to be desired. The building was often neglected, with cleanliness and maintenance issues being a constant headache. They seemed disinterested, especially when rumors of selling the building started circulating. Their approach was mostly reactive, and even that was minimal. Truly a let down. Neighborhood Dynamics Modera Art Park is situated in the Rino area, which is vibrant yet still developing. Recently, a homeless encampment emerged nearby, creating some discomfort. However, the management team proactively engaged with city officials to address this issue, showing their commitment to both residents and the local community. Conclusion Living here has been a fantastic experience. The views are stunning, and the neighborhood is incredibly walkable, full of artistic and eclectic charm. It’s important to note that the area has its share of urban grit, typical of an "art district." For those who appreciate a lively, up-and-coming vibe, Modera Art Park is an excellent choice.

Moved here a year ago from Tennessee and happy to say that I will be staying another year! From the the top, management has been awesome! Melissa, Angela and Nicole have always been there when needed. The front desk staff have always been extremely kind and helpful. Always greeting you with a smile. Did not have to bother with a gym membership. The one here has everything I need and then some. Indoor parking has been beyond convenient. And the pool deck/patio is amazing. Beautiful view! The city is walking distance and this place is veteran friendly👍🏼🇺🇸. Very grateful to this staff and the accommodations drivetrain offers. Looking forward to another year here and more awesome memories 🤟🏽
