Mac Properties redeveloped Arc on Armour from a Mid-Century office building into a modern apartment community. Arc on Armour was renamed to honor its history as office space for the American Red Cross, to acknowledge the building's location on Armour, and to recognize the distinguishing arches in the facade. Our architectural design team was careful to keep the best of the original elements, like the lobby's terrazzo, the exposed concrete ceilings, and the masonry planters flanking the entrance. When possible, we improved some features, such as replacing brick-infilled arches with glass. New elements, such as black quartz counters, light wood flooring, and exposed concrete ceilings, were installed to provide a stylish, modern vibe. Washers/dryers, dishwashers, and USB ports are thoughtful apartment conveniences that make living easy Arc on Armour. We think the size of Arc on Armour is perfect. Sixty-two apartments are small enough that neighbors know each other and sense community. Yet, the community is large enough to have its fitness center and resident lounge. Arc on Armour sits on the tree-lined boulevard between Broadway and Main. Midtown is centrally located and within ten minutes of all the lively spots in Kansas City. Experience complimentary access to our must-have Neighborhood Amenities, such as lively Resident Events, Gillham Dog Park, and the IBM Lounge. Residents can also customize amenities with our Neighborhood Amenity Memberships to unlock access to the Carriage House Pool and Lounge and the fully equipped fitness center at The Gymnasium at the nearby Bellerive.

My boyfriend and I moved to Arc on Armour from Indianapolis and did a virtual FaceTime tour so we never really saw the building in person. We moved into a 2 bed 2 bath and the layout is spacious, as well as the patio space, but the lack of sun can be a major factor. If you like natural light, I’d recommend not making the same mistake we did with leasing on this level. I will preface this by saying I am in the property management business. When we moved in, I did a DEEP clean, which every home will always need. However, when every single cabinet front, top, and bottom are coated with grease, it’s extremely exhausting. Whoever did the unit turn, did not do the best job with painting or cleaning. They use water based paint for the doors and trim, which makes it’s extremely different to clean since the paint will come off if you have to wipe it down. No painters tape or drop cloth was used turned during the turn, as there’s paint on all the fixtures and paint splatters on the floorings. These are items that can deteriorate the overall look of the product and make it look lesser of a luxury property. Side note: There’s also no drawers in our kitchen, which is the strangest thing. Maintenance: I noticed a couple items that needed maintenance’s attention upon move in. These items were handled swiftly and were scheduled to be completed when we were home. Both gentleman that serviced my home were kind and courteous. Maintenance staff are usually stretched thin and disgruntled, but 5 stars to these hardworking men! The area: We’ve heard two car accidents occur within the 2 months of our residency here. Word of caution, look both ways like 5 times before driving out onto Armour Blvd. There is a coffee shop, Chinese restaurant, and yoga studio, among a couple other shops within walking distance. I know there’s an issue with the Kia Boys out here, but I haven’t experienced any issues (knock on wood) yet! The parking lot isn’t necessarily “secure” as someone could easily walk onto the lot if they really wanted to. We pay $65 a month per car for this (plus an initial non-refundable $25.00 set-up fee charged per vehicle) There is street parking available as well. Overall, for the price and convenience of the location, it’s a pretty nice place to call home once you look past the imperfections. READ BEFORE YOU LIVE HERE Let me start with I NEVER take the time to leave reviews. There’s a reason this apartment complex has only one star reviews and if I could give them 0, I would. Mac Properties management has been nothing but unhelpful and unorganized - and I know this from personal experience as well as feedback from friends of mine who have lived at their properties. Let me start with saying the area is horrible. You only have to drive about a block before things get scary, I’ve seen shirtless men chasing girls down the street. Multiple car break ins in the parking lot at this location. Windows shattered, security is useless if at all present. The doors don’t properly lock or open. Maintenance is sub par, there was a point in time where an entire gallon of paint was spilled in the hallway and left their over night. TRAFFIC. horrible. You cannot see coming out of the parking lot on either side because of street parking on both sides of the street essentially making it a one way (but it’s not). Which is how my car got totaled a MONTH into living there. Cars drive way too fast to the point you can’t see them coming until you’re pulled out into the middle of the road. Rent is astronomical considering it doesn’t include any amenities besides the ones that are on the property (a tiny gym & a lounge that they kick you out of at midnight) My most recent experience has been the worst. I had briefly parked my car in the lot (I did not have a pass so that was on me) so that I could work on some artwork and then have my car readily available to me so I wouldn’t have to haul large paintings down the street. I was in the lot not more than a few hours before my car was towed. No warning issued, nothing. The major problem arised when I CALLED their management asking if they had record of a car being towed by my license plate and description. They said no. So I reported the car stolen to my insurance and to the police (which btw not an uncommon or shocking an occurrence for this area). I had to pay for $200+ out of pocket for the part of a car rental my insurance wouldn’t cover, ONLY to find out my car had been sitting in a tow lot for a WEEK. So I had to pay an additional fine for the time it had sat in that lot. When I called to tell them this crying (because my rent money had to go towards these costs), all they could do was say say sorry and admitted to me that their tow company had not properly reported the tows they made. So I’m set back $800 - I’ve made several calls and emails requesting compensation at least for the difference in what the original tow SHOULD’VE been. I can take responsibility for parking in the lot without a pass, although common courtesy is to issue an initial warning. I recieved a response and they offered me no resolution other than a parking pass (which I will not be buying, I’d rather park on the street and risk getting side swiped by the insane traffic than give another dollar to this company). They were incredibly unsympathetic, unhelpful, and management in general has been unprofessional and misleading. I was told this was a safe area when I originally decided to move here. It’s not true. Do not live here or at any other MAC properties complex. UPDATE: I reached out to the email they provide hoping they’d offer a solution. They did not address and of the issues I mentioned and instead immediately talked about setting me up for a lease for parking which is $65 a month btw for a parking lot that offers NO protection or benefits. Absolutely ridiculous. I also attached another photo detailing a friends experience while touring this companies complexes. Bottom line - If you want to live somewhere that cares about their residents avoid MAC properties at all costs. It SHOULD also be noted that they’ve been receiving so many bad reviews lately that I’ve noticed their employees have started to leave reviews under their management company. Including Kionna Jett who was the individual from resident services who has ignored my concerns from the start.
