Love love love the amenities. The rooftop pool and lounging area are my favorites. Can not wait to utilize the gym. The water views are amazing! The apartment grounds are kept very nice and the units are beautiful. Chad and Anna are very helpful in the office. So glad we chose this community!
I can’t recommend living at Riverside St Johns enough! I’ve lived here for almost four years now and have only good things to say about the location, management, facilities and community. *Five stars for this team and this place!*
It’s located on a beautiful stretch of the river and you can catch the best sunrise and sunset views in all of Riverside. The dock is a lovely spot to spend an afternoon. I love the walkability of the neighborhood - just a few minutes to the grocery store, Riverside Arts Market, the Cummer Museum, Jacksonville riverwalk, the SUP bridge to San Marco, and all the Five Points restaurants. It’s tucked away by the river so it’s quiet and private, even though you’re so close to all there is to do.
The management is friendly and responsive - true professionals. They keep the grounds and amenities in great shape. Diego is extremely helpful in fixing anything that pops up quickly.
The community at RSJ is friendly and lively. The management team hosts a full calendar of monthly events that gets everyone together in the wonderful amenities - the sky lounge, river dock or rooftop pool.
The facilities are top notch with a rooftop gym with a full suite of equipment. Can’t beat the view from those Peloton bikes!

The Riverside St.John building is located in a great area. More importantly, besides solid infrastructure, the on site team including Chad, Anna and Hahn and the rest of the team are really impressive with respect to managing the community and experienced/professional.
I would highly recommend this place for the aforementioned reasons.
I moved here from Ohio in December. Chad and Anna who both work in the office are AMAZING!! They truly care about the people that live here. The building is gorgeous, the events are fun and connect the people that live here. Beautiful community and amazing workers…who could ask for more?🥰 Did I mention the dolphins I see from my balcony? 💞

I don’t have enough good things to say about RSJ and the dedicated staff that manage it! Michael, Britney, and Diego have been absolutely lovely since the first moment I stepped on property. They do a fabulous job of tending to community needs and also planning and throwing lovely events for us! The apartment building is gorgeous and filled with kind, interesting, and polite residents.
The neighborhood is incredibly walkable, to the point that sometimes I don’t drive at all for weeks at a time. Some of my favorites are RAM, Memorial Park, The Cummer Museum, and the SUP (and those are all within 2 blocks).
The river is it’s own entire character and keeps me in awe! From constant dolphins, to rare manatees, the diverse birds + boats, to the sunrises + sets, and occasional rainbows there is just ALWAYS something to see.
RSJ is also very welcoming to dogs, rather than just tolerant of them. They celebrate dog holidays with special treats in the leasing office, but even if it’s just a regular day they are always there ready to offer pets + treats. There are dog waste bags and trashbins all around the property to make it very convenient to pick up after your dog (which in turn means everyone DOES). They also have a paw spa complete with shampoo and of course, more treats! The walkability of the neighborhood also just makes it a fun place to have a dog. There’s always a new walking route to discover, and there’s both a dog park and a dog BAR within 1.5 miles!
I am extremely pleased with my decision to live here and do not plan on leaving anytime soon! 🐶🐬☀️🏡💕

I can’t say enough how much I love living here. First, I love my apartment and the gorgeous view, the layout, the awesome kitchen and the great bathroom. I love the building itself with such great amenities. I use the amazing and surprisingly well decked out gym, all the time - and it is never crowded. The pool is amazing. Just walking in everything smells nice and is wonderfully open, spacious.
And the team - always super helpful! I love them the most. Any question. Ask. Need help. They’re there within hours (or minutes!). Jorge is the best! And Michael has been truly a godsend.
I am not giving up this apartment. It’s truly home!
Lovely apartment building with its pros and cons.
Pros:
1. smooth move-in process and very responsive management. We moved in back in 2020 from out of state when the building was under old management but honestly the new team is even better in accommodating residents.
2. the maintenance team is the best! we didn’t have a lot of issues but when there were some they would assist us asap.
3. the amenities are great. Beautiful club room/lounge with free coffee and nice rooftop pool.
4. dog friendly management and building!They had doggo competition each month with such nice gifts for the fur babies. We loved it!
5. variety of community events. This is a nice one! They throw pretty nice community parties/events almost every month. We deff enjoyed taking part in it.
6. location is kind of walkable.. you have a small dog park in a walking distance (10-15mins) and a teeny tiny park on the river (few mins away); a few coffee shops nearby, a grocery store (hate Publix but oh well haha) a few great rest/bars in 5 points. There’s a river walk 10mins away and a cute little farmers market under the bridge every weekend. Also art museum is blocks away which is nice too. Downtown 10 mins drive.
7. parking was free I believe and it takes you right to the floor you live on so no need to take elevator which was almost never broken, btw.
8. Pretty inexpensive building.
9. I can actually go on about pros but I don’t have time, so..
Cons:
1. One of the old management members was politely nasty almost all the time.
2. The garage doors were constantly broken. And it’s because of some residents that would speed up while the door is half open.. but that’s another story.. There were break-ins in residents’ cars, I had someone break into my car as well. Police does nothing with their car being on the grounds..
3. Resident alert 🚨 Idk if this is the culture or something else but some residents would smile you in the face and then let their dogs pee all over the building right ON THE FLOOR right after you’ve walked away (and yeah, I was a spy lol so I knew exactly who was letting their dogs pee and poop on the floors, shame on such people!) Anyways, mostly everyone was very responsive in cleaning up after their pets.
4. Location.. it’s 50/50 and con would be that it’s located in area filled with homeless people and it’s just unpleasant overall walking from the river to 5 points/the bridge/anywhere else.. feels like a little ghetto. But okay I’m spoiled by Manhattans lifestyle so it was a shock for me that there are places with unattractive streets, sidewalks OR EVEN WITH NO SIDEWALKS. Personally, the location was giving me anxiety vibes all the time.. No wholefoods or Trader Joe’s in walking distance, no decent coffee shops (Lack of Jax in general), no healthy smoothie places, etc. you have to drive to get something, ugh.
Also this neighborhood is a mix of Georgia and FL with surrounding poor neighborhoods and highway nearby which makes the location so so. If you’re like me relocating from a big city then choose the area wisely.
5. Lack of amenities.. there could be a jacuzzi or a bigger pool, a dog run or children playroom, sauna or steam room but better if both..
6. very thin walls and ceilings/floors I suppose.. every other morning a beautiful sound of a vacuum at 6:30am from upstairs unit would wake us up. I wonder just why, why someone needs to clean their bedroom at 6:30 in the morning on a Tuesday??! Didn’t file any complaint about that, tho. we had someone from downstairs complaining on our dogs for being noisy.
Overall it is a decent building with nice amenities and events, great new management (special shout out to Micheal) and small but polite community in semi residential area. I would definitely recommend moving in here if you’re okay with all of the above.

Resident since Jan. 2, 2021. Central, but quietly resided, with beautiful views! One of the top priorities on my living checklist is that the team is considerate of the living experience. Gabrielle initially started my process, and continuously helps me with all the questions I always have! All of the team members are always extremely helpful with warm, friendly interactions. Thankful to have this advantage. :)
