Tiffanie was pleasant and warm from the moment I opened the door to the leasing office. She listened to my needs and wants customizing a tour of what could have been many choices to those that fit my desires. Her explanations were thorough and she was sure to be accurate in her responses by getting additional info. The residents and staff were friendly throughout.

I’m going into my third year living in the Lucky Strike building at Tobacco Row. It’s not perfect, but management and staff deserve five stars for the way they've adapted to and improved during the pandemic.
I agree with other reviews about the online maintenance request system. The wait times were really bad during the first year of covid, but they seem to have worked out the kinks. If you email staff directly or even grab maintenance guys in the hall when you see them, you'll get a same day response along with a follow-up to make sure everything is fixed.
The property has several different buildings, floor plans, and styles/vibes that can accommodate a wide range of budgets, so definitely make time to check out all the different options. A major plus in Lucky Strike is I never hear my upstairs or next door neighbors, which is amazing if you’ve ever lived in a building with thin walls!
Most of all, I appreciate how management makes a point to learn residents by name. One of the managers (Rachel) heard I broke my ankle and made a point to check on me, which was really nice. I also transferred to a smaller unit when my roommate moved. They made the process seamless and checked in throughout the process to make sure everything in the new unit was to my liking. Sil on the leasing side is also super helpful— I’ve called her a few times with questions when the management side is closed.
Five stars for customer service and continuous efforts to improve.

I've lived here now almost 5 years. I can't speak highly enough of the sense of community I've gained since moving here. This is a city apartment and after a long life of renting, there are some items that come with the territory and can be a nuisance, but management will aim to amend any issue as quickly as is possible with the team they have. The people that work in the office are part of what keeps me going day to day if I'm being honest, especially after more than a few rough personal life mishaps, getting to speak with them daily (while enjoying my free espresso from the mailing office) is a true blessing. They also care so deeply about their residents and workers - I witness it daily. I feel very at home in a beautiful apartment complex that overlooks the river. The ammenities are wonderful - the selection of gyms alone (4) is unbeatable. I've moved 3 of my friends here after they've visited and fallen in love with the space. If you're not from the area, you're right at the base of Church Hill which is a wonderful and growing neighborhood full of wonderful restaurants to eat at, shops to visit and parks to enjoy. I hope you'll love it here just as much as I've grown to.

I have lived on Tobacco Row for over four years and the local team that manages these buildings does a terrific job. From emergency maintenance requests to package management to consistent care of the buildings, it’s been a really good experience.
This is not my first apartment but it is by far the best apartment management experience I have ever had. Evan, Patience, Danny, Emily, Samantha, plus the leasing crew do everything they can to keep things taken care of and meet the needs of their residents. I even referred a family member, who had a great experience as well.
Moving into an apartment for the first time was extremely stressful. I had no idea what the process was, what questions to ask, or if I was getting a good deal. The Leasing Manager, Mary Fernandez answered all of my questions in a timely fashion, she made me feel comfortable, and was able to get me and my girlfriend moved into our dream apartment on the date that we wanted. We lived in an incredible industrial chicé apartment in the Carolina building with a view of the James river canal and 13 foot ceilings and walls, ALL WITHIN BUDGET! Thank you River Lofts, but more importantly, thank you Mary for being so awesome at what you do, setting us up and making our first apartment leasing experience one to remember. We'll definitely be telling all of our friends to see you if they're thinking about a place to stay in Richmond. The staff is friendly, timely, and the apartments and surrounding area are beautiful. We recently moved into a larger single bedroom in Kinney and love it.

I work at the River Lofts so my response is a bit biased. However, I have also lived at the River Lofts and feel like I should review my time spent here as a resident. I lived in an older, un-renovated apartment with a river view. I spent about $200 on amazon in marble contact paper and new gold handles to change out the ones that came with the apartment and make the space feel newer. Coming from a newly constructed apartment I was pretty shocked and so relieved by the wonderful sound separation which is very important to me. The exposed brick and light in my apartment made it hard to pass up and seeing how fast the apartments go on a daily basis I jumped at mine.
This location is absolutely amazing. You're within walking distance to so much and this is one of the only properties that owns buildings back to back. The amenities, storage, square-footage and location are the best I've seen in Richmond thus far.
Everyone always asks me why I no longer live at the River Lofts and the honest answer is I ended up moving in with a roommate who was in a bind, if it weren't for that situation I would definitely still live on property.
Living here is pretty magical, things happen, as they do in every apartment complex, but living here was nice because we have a large sense of community, an amazing location and a strong attention to detail when it comes to preserving the past. You are apart of 100+ years of history in the making with these factories and I think that's really awesome. I would recommend anyone to live here at least once while your in Richmond to experience this amazing area for yourself, one walk of the property and you will realize it's much different than anything else offered in Richmond.

I moved here in July 2017. Great location within walking distance to the canal, the apartment is nice and the staff are helpful. Maintenance does a very good job but sometimes does not tell you they will be/were in your apartment. Package pick up times are varied but not 24/7.
