Founded in 1875, it’s the largest city in the North Western Canadian province of Alberta. English is the most common language spoken here, and the city is broken up into four main quadrants: NE, NW, SE, and SW.
July in Calgary means The Stampede, a huge rodeo that spans over ten days, is right around the corner, so don those cowboy boots, fasten your belt buckles, and get ready for a wild ride.
Calgary's rental market offers a strong selection of listings, with an average of 1,416 available per month. The majority of these listings are 2-bedroom apartments, making up 44% of the market, followed closely by 1-bedroom apartments at 41%. Studios are relatively scarce, accounting for only 4% of the market. Many Calgary apartments cater to pet owners, with a significant proportion allowing pets in some capacity. In fact, over 80% of listings are pet-friendly, with some restrictions or limited to small pets. This makes Calgary a great option for renters with furry friends. Keep in mind that these figures are based on historical data, but they should give you a sense of what to expect in the current market.
Calgary's average rent prices have remained relatively stable, decreasing by less than 1% to $2,026 per month. Breaking it down by bedroom count, 1-bedrooms have seen a decrease of about 3% to $1,819 per month, while 2-bedrooms have increased by approximately 4% to $2,206 per month. Prices in Calgary do fluctuate depending on the time of year. June is the most expensive month, with prices about 5% higher compared to January. Additionally, June is also the most competitive month, with demand outpacing available inventory. On the other hand, December is the least competitive month, with lower demand compared to available inventory, making it a potentially good time to find a deal.
Calgary's diverse neighborhoods offer a range of lifestyles and affordability options. At Zumper, we've analyzed our listings to determine which areas best fit various lifestyles. Our city stands out for environmental sustainability and social living.
For those prioritizing the environment, Downtown Calgary, Sunnyside, Hillhurst, and Beltline are top choices. These neighborhoods offer features like non-toxic paint, sustainable materials, and energy-efficient appliances, making them ideal for eco-conscious renters.
If socializing is your priority, consider Sunalta, Downtown Calgary, Bridgeland, or Southwood. These areas offer a high level of safety, excellent walk scores, and plenty of shared spaces, making them perfect for those who value community and convenience.
Trend-setters will love the Beltline and Ranchlands, two of Calgary's most in-demand neighborhoods. The Beltline offers a vibrant atmosphere, while Ranchlands boasts an impressive 4.7 times more consumer interest than the market average.
Budget-conscious renters should explore neighborhoods like the Beltline, where 1-bedroom rent averages $1858 per month. While not the lowest price point, its popularity and amenities make it a great value.
Note: At Zumper, we manually calculate lifestyle scores to ensure accuracy and provide the most relevant information for your rental search.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2024 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.

Dalhousie is a residential neighborhood in the Northwest part of town. You’ll find cute houses with front lawns and ample parking. If you crave nature, you’ll be happy to know that you can watch the sunset from adjacent Nose Hill Park. 25 minutes from the airport and 15 minutes to downtown by car, the location is convenient for both work and play.
You’ll find Hillhurst in the Northwest quadrant of Calgary. With good access to public transit, you could ditch the car in this neighborhood and take the train for a 20 minute commute. Hillhurst includes the trendy area of Kensington. Located on Kensington Road NW, you’ll find tons of restaurants with delicious local eats and a distinctly cool feel. There are less high rises here, and this neighborhood borders a Northwest section of the Bow River.
Take frequent trips to the Calgary Zoo? Then you should consider living in Bridgeland. This neighborhood borders the Northeast section of the Bow River. There are many fun outdoor spaces to explore in this neighborhood, and Downtown and the Calgary Stampede grounds are close by.
If you live and breathe the Calgary Stampede each year, then Beltline is your place. Beltline is in the Southwest quadrant of the city, just below Downtown, and the Calgary Stampede grounds are a part of this neighborhood. You’ll find hotels and tall multistory buildings here with views of The Bow and the Calgary Tower.
The East Village is an area that is still being developed. Next to downtown, the location is ideal if you work in the city center. You’ll find highrises here.
Arbour Lake has, you guessed it, a gorgeous lake called Arbour Lake within its boundaries. This is a residential area with big, attractive houses and identically manicured rectangular patches of front lawn.
Another primarily residential area, Killarney is plainly a nice and beautiful spot to be. Houses look more unique here.
Brentwood borders Nose Hill park, so if you need a quick getaway or want a cute picnic, you’ll always have the perfect place. Brentwood is adjacent to the Dalhousie neighborhood and the University of Calgary, so if you are a student and want a bungalow instead of an apartment building, check this place out.
Residents or visitors looking to take public transit can hop on a train or bus run by Calgary Transit or Access Calgary to navigate Calgary and nearby areas.
