This home is centrally located with easy access to The Loop, UofA, and more! Make yourself at home with a large yard with mature plants, including lots of shade - a nature-lover's paradise with many native and migratory bird visitors, as well as beautiful flowers and trees! The house has central A/C + heat and new windows, washer/dryer, dishwasher, and a carport for 1 car (plus additional available parking in the driveway/street). Ceiling fans are installed in all rooms, and there is a small separate storage closet (locking door) attached to carport (not climate-controlled). Pet friendly! The backyard is fully fenced with two points of access, max of 4 pets (pending approval) including the option to foster through an approved organization. Vet records and Pima county licenses (for dogs) required. This home also comes with the opportunity to care for the local community cat, King. King is feral and not human-friendly, but appreciates regular meals and fresh water. Assistance with food is available if needed. Tenant is responsible for all utilities (power, water/sewer, trash/recycle, gas, internet), and daily landscaping maintenance. Landlord will provide HVAC maintenance + monthly air filters, quarterly landscaping + tree trimming, and annual pest control. Renters insurance required. 12-month lease, with the option to renew or do month-to-month following. No sub-letting allowed. Income requirements: 3x rent gross monthly income (or 2.35x rent monthly take-home pay), or $10k in savings.
