LEASE TERM: NOW - JULY 30TH, 2026 or 2027 SUBLEASE POSSIBLE: YES OCCUPANCY LIMIT: THREE UNRELATED TENANTS Utilities: Tenants must set up their own account for gas/electricity with Xcel Energy. The water/sewer and trash/recycle/compost bills are sent to us each month for the whole property (3 units), and tenants pay 35% of the total, which averages about $112 per month for this apartment. Tenants may use any company they'd like for phone, TV, or internet service. Maintenance: Tenants are responsible for any damage, other than from normal wear and tear. Our maintenance team bills repairs at $45 per hour during business hours, and $67.50 per hour outside business hours and on weekends. Vendors/contractors may be called in as needed, and set their own rates. We will pass any applicable vendor/contractor bills onto tenants without markup. 704 Spruce Street is an old Victorian house that was split into three apartments. Great location on the west end of Spruce in Boulder's historic Mapleton Hill neighborhood. Easy access to Pearl Street as well as hiking/biking trails on the west side of town. Apartment #C is the bottom of the house/walkout basement. There are wood floors in the entry, and carpet in the living room and bedrooms. The unit has its own entrance and porch with a porch swing, with an additional entrance into the south bedroom. The large yard/garden in back is shared by all three units in the house. This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (oven/stove, fridge) will stay in the kitchen. Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder.
