We are looking for a housemate for a bright, furnished bedroom available in a beautiful, 3-bedroom house with garden on historic Capitol Hill Available Tuesday, September 1, 2026. We may have some flexibility on either side of this date. This is an historic house with a beautiful, walled garden on a quiet block on Capitol Hill, south of H Street. It's an easy walk to both the Capitol and Union Station. It's between one and three blocks to Aldi, Whole Foods, Starbucks, CVS, Starbucks, cafes, bars and pubs. You will get by just fine without a car (it's actually liberating!) The house is fully furnished and equipped, including the available bedroom. Both housemates are in their twenties. One works on Capitol Hill and the other works downtown. The garden is a designated wildlife habitat. This is perfect for a housemate who would enjoy puttering in the garden, refreshing the water in the birdbath, filling the bird feeder, using the garden hose on the plants, or occasionally dropping fish food into the pond. IMPORTANT We are looking for a housemate who does not smoke or have a pet (one housemate is allergic). VIEWING The fastest way for you to see the house is to text me, and I will call you back as quickly as I can. If you reply by email and include your phone number, I will text you as quickly as possible. Please text at first, vs calling, because calling means your call may get lost in the vast number of spam calls I receive some days. No voicemails please. Text is best until I have you in my phone. If you are texting from afar, I have photos and videos to share. Remember, text me first, and I'll call you right back from the same number. After this, I'll have you in my phone, and I'll know you're not a spam caller. MORE DETAILS…… HOUSE This charming, historic house is entered through a walled, English garden. Features include energy efficient windows, central heat and air, dishwasher, laundry room with full-sized washer and dryer, 9'+ ceilings, crown molding, and marble fireplace (wood-burning). It is a bonus that the entire side of the house opens into a beautiful, private garden that is a designated wildlife habitat. The garden is peaceful by day with both sun and shade, and magical by night with the garden lights glowing. The garden is already furnished and waiting for you to start enjoying it right away. The walled garden includes: - Several brick patios for dining and sitting, - Pond with waterfall, - Abundance of roses, flowering vines, and perennials, - Bird bath (that gets used!), and - Garden lights and tiki torches that illuminate the garden at night. The garden is a fabulous place to enjoy coffee in the morning, a glass of wine in the evening, or invite a few friends over to cook out and eat dinner under the large, flowering tree full of twinkling lights. UTILITIES We have central heat and air. The utility accounts are electricity (AC), gas (heat), water/sewer, and wifi. A full roof of solar panels was installed in January 2025. Except for one month when the panels had extended snow cover, they have been producing enough electricity to cover all of our consumption. This means you can expect a monthly electricity bill of a $22 base charge, and we split this three ways. BEDROOMS The available bedroom overlooks the garden and is flooded with natural light. The bedroom is furnished with a bed, bedside table, lamp, desk, chair, ceiling fan and window treatments. The common areas are also already furnished, and the kitchen is fully ..
