About 402 North 31st Street Lower unit
We have a freshly painted lower unit located in the up and coming Merrill Park Neighborhood of Milwaukee. The unit is located near Marquette University and Marquette University High School, major bus lines, and easy highway access. The unit includes appliances (refrigerator and gas stove). Pets are not allowed. Smoking is not allowed. Rent assistance/Section 8 is acceptable. Only street parking is available.
Lease Terms
Application: We must receive one completed Rental Application from each prospective resident, 18 years of age or older (exceptions would be an individual living with a parent, guardian, or his/her designee). If the application contains any omissions (not satisfactorily explained), it will be rejected.
Rental History: Rental information must be verifiable from unbiased sources, and is your responsibility to provide us with the information necessary to contact your previous landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history. If you owned—rather than rented—your previous home, you will need to provide mortgage company references and proof of title ownership or transfer.
Income: We must be able to verify independently the amount and stability of your income via paystubs, employer/source contact, or tax records, etc. If self-employed: business license, tax records, bank records, etc. will be required. Gross combined monthly income must be equal to or greater than at least 2.5 times the monthly rental amount i.e. Monthly rent of $600 would require that your gross income must be equal to or greater than $1500 per month.
You will be denied rental if:
· You misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your agreement will be terminated.
· In the past five (5) years you have had a conviction (s) for any type of crime that would be considered a serious threat to real property or to other residents’ peaceful enjoyment of the premise, including the manufacture or distribution of controlled substances.
· Your credit check shows accounts that are not current. For example, occasional credit records showing payments within thirty (30) days past due could be acceptable, provided you can justify the circumstances. Records showing payments past sixty (60) days are not acceptable.
· If you have ever been through a court-ordered eviction, or had a judgment against you for financial delinquency. This restriction may be waived if there is no more than one instance, the circumstances can be justified, and you can provide a qualified co-signer on your rental agreement.
· Previous landlords report significant compliant levels of non-compliance activity such as: repeated disturbances of the neighbors peaceful enjoyment of the area; reports of gambling, prostitution, drug dealing or drug manufacturing, reports of violence or threats to landlord or neighbors; allowing persons not on the rental agreement to reside on the premises; failure to give property notice when vacating the property.
· Previous landlords would be disinclined to rent to you again for any other reason pertaining to the behavior of yourself, your pet (s), or others allowed on the property during your tenancy.Address details
