1. Must make 3X the rent ($4,500 in verifiable monthly income). 2. Must have combined verifiable monthly income of 3 times the rent or higher to qualify as an applicant & should be with current employer for at least 6 months and demonstrate consistent employment over the past two years without any long gaps of unemployment. 3. Verifiable 2 year previous rental history. 4. 2nd Chance Leasingcf Program - Will consider (a) No SS #(b) evictions over 1 year old (c) some criminal history such as felonies not all. (d) bad credit issues like charge offs & delinquent balances on credit history that some companies may have disqualified applicants from leasing a property in past and (e) income employment and rental history verification issues. (f) no established credit history or rental history.(g) vehicular Repo 5. Acceptance under our 2nd Chance Leasing Program requires an additional NON-REFUNDABLE FEE EQUAL TO 1 MONTHS RENT IN ADDITION TO 1ST MONTHS RENT & DEPOSIT PRIOR TO MOVE IN . 6. Application & background check is absolutely required for anyone over 18 years of age in the amount of $65 per proposed occupant & non refundable. 9. If you have an emotional support animal know that we will require documentation from a doctor that will be verified extensively prior to accepting or approving any ESA animal & absolutely no certificates from Internet will be accepted. If you have a service animal know that we will request an ESA letter or a Service Dog letter from your Physician that must be from a in State Doctor & no older than a year from date of letter. As a landlord, we have the right to ask the tenant for a Reasonable Accommodation Form which would be filled out by the mental health professional that wrote the letter. Also Licensee verification through State portal will be conducted with all ESA 12. 24 lease required.
