With large west-facing windows in each room, this apartment offers a unique treehouse-like feel. There is plenty of closet space, and additional storage is available upon request. The apartment is equipped with a smart TV for streaming your favorite shows and a propane grill for outdoor cooking. Free street parking is available, with a 2-hour limit from 8am-6pm Monday through Friday on the immediate block, but unlimited on nights, weekends, and holidays. Adjacent blocks offer unlimited free parking. A 90-day parking pass can be applied for to park in the 2-hour zone directly in front of the building without restrictions. Pet rent is $90 per dog per month, and dogs must be added to the reservation. There is a strict no cats policy. This apartment is ideally located just 1 block from City Park and 5 minutes from Cheesman Park and the Botanic Gardens. It's 8 blocks to Sprouts Farmers Market and 8 minutes to the Cherry Creek Shopping District. Downtown Denver, RiNo, and LoHi are only 10 minutes away, while Red Rocks is a 30-minute drive and ski resorts are 1 hour and 30 minutes away. Nearby hospitals include St Joseph, Presbyterian St Luke’s, and Rose, all within 5 minutes, and UC Health University of CO and Children’s Hospital CO within 15 minutes. The property is non-smoking and non-vaping, with violation resulting in damage fees. Noise disturbances should be minimized to avoid eviction, with no refunds for noise violations. Check-out time is 10 AM, with a $50 fee for every additional 30 minutes past check-out. All trash must be taken out and dishes placed in the dishwasher upon check-out. Personal property left behind will incur a minimum $50 fee for return. Maintenance issues will be addressed promptly, but no refunds or rent reductions will be made for mechanical failures or interruptions of utilities.
