On the top floor, a second furnished lounge offers additional sofa seating and another smart TV. This level includes two bedrooms, each with its own en-suite bathroom: one with a king bed, and another with a queen bed and a bunk bed. With central air conditioning, complimentary Wi-Fi, and a full-size washer and dryer, you’ll enjoy all the comforts of home. The Reserve at Lake Travis is a private luxury community located just west of Austin along the south shore of Lake Travis. With direct access to Lake Travis, you're free to boat, swim, wakeboard, water ski, or cruise. Explore championship golf courses, browse shops and restaurants at the Hill Country Galleria, or grab a bite at one of the area’s local diners. Downtown Austin is just a scenic 45-minute drive away. Restaurants nearby include TR Restaurant - Lakeway Resort & Spa, Sp Brazilian Steakhouse, The Grove Wine Bar & Kitchen - Lakeway, The Dining Room at Lake Austin Spa Resort, and Steiner Ranch Steakhouse. Local attractions nearby include Dragon Park, Lakeway City Park, Lake Travis Zipline Adventures, Volente Beach Resort and Waterpark, and Austin Aquarium. Grocery and shopping nearby include Target, Homegoods, H-E-B, Randalls, and Hill Country Galleria. No pets are allowed. Smoking is not allowed in the premises and will incur a minimum fee of $250, with the total charge potentially higher if the property's condition renders it temporarily unrentable. Parties and unauthorized events are not allowed. Quiet hours are from 10 pm to 7 am. There are exterior cameras for security purposes only; tampering with them may incur fees. If any furniture is moved, please place it back in the original space where it was found. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key. Additional fees may be incurred if personal items are left behind. Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. All pool and water attractions, food and beverage areas, and The Lodge are currently closed. Drought conditions may affect Lake Travis water levels and may be lower than shown in listing photos; refunds or cancellations cannot be offered based on water levels. Common areas at The Reserve at Lake Travis are not managed by the partner; bring your own supplies and use them at your own risk.
