This apartment home is well located, in the Cherry Creek School District, easy access to DTC and Downtown, and walkable to the Yale light rail station and Highline Canal Trail. Rent is $1100 and $75 for utilities which includes water and trash. Electric and Gas need to be set up separately. The application fee is $45 per person with the deposit of $600 pending approval. The deposit subject to change pending results of background check. The square footage of our homes is approximate, and pictures maybe of a similar home. We are Pet Friendly! Pet deposit is $300, plus $35 per month. To qualify with us here at RIO your gross monthly income must be 2 times the rent, have good established credit (min 2 open lines of credit in good standings), minimal collections, no Rental Debt, no Evictions, and have a clean background check. All applications are put into a specific algorithm that takes all qualifications into account. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR. If Applicant provides Rio Real Estate with a PTSR: a)the PTSR must be available to Rio Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
