I strongly recommend looking for housing elsewhere. The management is clueless, they constantly make mistakes, dont know whats going on and ask you for the same information multiple times. Out of all the people in the 16 units, one person apparently had people over and they sent out a mass text at 7am on a saturday waking multiple people up about how they will call the police next time. The apt is is decent shape but there is a train that comes by about 6 times a night from 10pm-6am and it is incredibly loud. Every single night I was woken up multiple times, the horn literally echoes off the walls and shakes the entire building. Lastly, and worst of all the company has zero integrity. Our carpets were cleaned without a single blemish yet the company writes it into the contract that they can charge for professional cleaning, for reference we lived there for less than seven months and had zero animals, shoes never on carpet. Yet because of the contract they charged us $420 because they can and "it's in the contract." Our paint was fine and not damaged at all, per California law they cannot charge us for normal wear and tear such as small scratches, its only major damage that can be charged, they haven't responded after I sent them the information stating that, yet they are still charging us $370 just for paint with no response. Lastly we cleaned everything and even hired professional cleaners, the place was spotless and clean enough to eat off of. Once again because it's in the contract they are charging us $364 just because they can. I would recommend going literally anywhere else in Chico or just plan on getting about 30% of your deposit back from these soulless people.

Was charged in excess of 700 dollars in fees for cleaning because it was "in the contract." They would rather take your money because they can rather than be reasonable about it. Contract says cleaning fees they take regardless of the cleanliness and damage etc. just get added on top of all of it. Bunch of white girls who don't know their head from their you know what's that run this place. Not for me and not for you either. Not to mention smelling like weed on the job. Not cool
