My wife and I began living here in March 2020, right as the Pandemic was kicking into high gear. My wife lost her job due to the Pandemic and I had my hours reduced, which caused us to fall behind on rent payments. Eventually, we got new jobs and starting earning again, but at one point we were behind 3 months on rent. The leasing office and the owner were more than accommodating to our situation, as I'm sure other tenants in our building were having money issues because of the pandemic. They could have very easily just kicked us out or piled up late fees, but the owner had ALL THE FEES WAIVED, and allowed us to pay back our rent in lower cost bi-weekly installments until we were all caught up. I can't tell you how much of a difference this company has made me and my wife's lives. I don't even wanna think about the alternative, but we didn't have to worry about that because Paper Company had our backs! Not only is it a great location (right on Mayo Bridge, over-looking the James and the city), but the price and the amenities that came with it (FREE INTERNET!!!) make this an incredible deal for anyone looking for a studio or one bedroom. Not to mention the old school look of the converted paper factory adds a great historical aesthetic to it. FUN FACT: my father-in-law used to work for International Paper down in Franklin, VA and he told us stories of how he'd drive up to Richmond to get shipments from the Southern States Factory, right across the street from our apartment (it's now defunct, so now pollution worries!). My wife and I plan on staying here until we can get our own house. This is honestly the best, most professional, most flexible, and most understanding rental company with which I have dealt. I cannot sing their praises enough. Thank you so much Paper Company! (Especially to Miss Joann, Miss Allyn, and the kind-hearted owner who gave us a chance, I do not know his name unfortunately, but where ever you are, you're the best!)

From the first phone call to the email the staff and Allyn have been great. I was able to apply, get approved, pay deposit and sign my lease all in day while being out of state; something that took the property I was in a week to take care off. They let me friend get my keys and showed them the apartment and left instructions for me on where my unit was. Just great overall customer service. The pictures of the unit from online match perfectly so no hidden surprises there.

I was very sad to leave Paper Company after a few years there, but things change, times do too, and we unfortunately had to. It was one of the best experiences living in downtown Richmond that I have had. A good and gritty, little up and coming borough, just south of the James River on the Mayo Bridge, right across from Shockoe Bottom. The apartment complex is a renovated old paper mill company that is literally overlooking the city river and city skyline. The best part of PCA itself was the rooftop, watching large wild birds fly overhead at any given moment, flocks of geese in formation, osprey flying home with their fish, and the lone blue or grey heron which is honestly breathtaking. From the roof, you have one of the best views of the city of Richmond and can look off in the distance to see historic landmarks, belle isle, church hill, etc. I will miss enjoying the sunset or having a drink and mingling with neighbors there. The apartments themselves are individually unique, with various styles but mostly all have that vaulted ceiling, concrete aesthetic, and the exposed brick of an old renovated factory from the prohibition era. The windows are huge and original from when it was a paper company. Luckily there is an elevator as we were on the 4th floor! I never had any issues with that, or with parking and getting into the building! The amenities are all modern with granite countertops and sleek furnishings; the service from the maintenance was prompt (but seldom needed as nothing really went wrong besides a lightbulb or two out); the admin team is not all up in your business but is always there if and when you need them. Overall great owner/staff. I am super satisfied with my experience with Evie and Jonna in the leasing office as well as all the maintenance guys, like Nick, who were all very friendly and personable! I will miss ordering brunch in from Plant Zero cafe downstairs across the street as well as visiting Art Works exhibits on 4th fridays... walking to Legends Brewery and Basic City Brewing... having dinner at the legendary Croaker Spot for southern soul food... and I am sad I will miss out on ALL the new things being built up in Old Manchester right now as we speak! :( The access to the interstate (I95/I64) makes getting anywhere a breeze. The sidewalks and paths are in good repair and especially easy for walking or biking anywhere in the city. All amenities/utilities are included in the apartment fees except electric which was never outrageous—huge plus! We also had trash fairies recycling which was amazing bc they take your trash and recycling from your doorstep! There was surprisingly low noise and echo from neighbors despite/considering the tall ceilings and concrete spaces. One of the best parts of living at Paper Company was how dog-friendly the place is, compared to any other apartment I’ve rented. They don’t discriminate on size or breed and they have a large dog park there and nearby are so many backtrails on the James River Park system on which to hike. Any given weekend I was down at belle isle or browns island on the river, which is a quick hike over the pedestrian bridge. But there are unlimited places to visit on south side too, like forest hill and ancharrows landing which you get to in a couple minutes. So glad I got to experience such a unique residence in such a cool Richmond neighborhood...and glad to be there on the cusp of its expansion into such a popular and —dare I say—mainstream community. Bye Old Manchester and Paper Co, thank you for your time and for having us, you will be missed.
