Great location! It’s a quiet neighborhood but you still have access to cute small businesses and bigger stores like Target/Cub. This building is very new, pet friendly, and has nice amenities. I also have had the worst property managers in the past and it’s nice to have good ones here. They’re responsive and kind!

I've lived here since they've opened and have had nothing but a great experience! Great price for what you get—and the gym is a huge bonus, especially in winter. It's typically a very quiet building and everyone I've met has been very nice.
I’ve lived here for a short while, but have loved my experience so far. Maintenance is very responsive and all of the staff is friendly, kind, and helpful. Amenities are well-maintained, too. Overall incredibly satisfied!

Although, i wasnt able to stay, i really enjoyed living at Overland. the management is amazing, location is perfect, and close to lots of shops around the city. I moved cause i wanted to move out of the cities and into the country, or i would have stay because it is only 10min (at best) from MSP. But, if I move do move back into the cities from Hastings yo be closet to the airport, it will be in this bldg. Management is super attentive when you submit repair requests, property is kept outstanding, its secure, the gym is a nice starter gym for someone, garage parking (add'l fee but worth it?), and property in general responds quickly when you send emails. If you want a city feel but quick and away from city living, this is a great location and sure youd be just as happy or happier that i was.
I have lived here since January 2021. The apartment is a great size, with excellent amenities. Very close to the light rail, a brewery, a wine bar and the best cafe in town just across the road. I have had little need to contact maintenance (the apartment complex is brand new) but when I have, the response is swift and helpful. Seriously, I love this apartment and would highly recommend the Yellowtree team.

I've only lived here half a year so far but I've really enjoyed it! Charles is super fast and responsive when we request maintenance, so we've never gone more than a few days without an issue being fixed. When I've had to contact management, they are quite quick to respond and are very pleasant. The common areas are also kept very clean and recently, someone from Overland has been arranging small, cute activities for the building in the common room. Most recently, they left out a bunch of fresh flowers for tenants to create bouquets. Overall, I've really enjoyed this place.
I lived at overland for about two years. I left and I made a mistake. This place is just amazing! People are so friendly and it’s in a great location. The managers and staff are just great people. Very respectful and attentive to your needs and requests.

Great digs, if you can afford ‘em.
I’ve rented twice in MSP and several times abroad and this is the best management I’ve seen. Halli is personable and responsive, and her team processed my application with incredible speed. Charles in maintenance is great, and maintenance often responded to my request within an hour. Van the manager initially overcharged me when my renter’s insurance was due the day that it was renewing, but once I showed him the issue he quickly resolved it. This is the first time I’ve really felt that the management and I were on the same team instead of antagonists.
There’s always free coffee in the lobby. They didn’t have any community events when I moved in, but later on they started having some. They have a garage for an extra fee but I got by with street parking (and even on the weirdly few snowplow days this past winter, there was always a space on 24th to park). I thought the neighborhood would be noisy, but it’s not at all. The gym is small but 24/7, never full, and all I needed. The lounge has free B/W printing with a nice space and a balcony. I should’ve taken the risk and hosted a group event there, because it didn’t seem busy. But to rent it would’ve cost $150 for 4 hours. I understand the principle behind a rental fee for this common space, but that’s too steep. Unlike my apartment before this one, they only had to shut the water off once in the year I was at Overland.
I was in a one bedroom. It’s a good space, but since the building is horseshoe-shaped my living room window looked out to the back of 8 other apartments in a ‘fishbowl’ effect that was awkward. It’s very modern, both for good (appliances work really well) and bad (appliances will intermittently and sometimes endlessly beep at me until I retrieve my food or laundry, the sliding ‘barn door’ to my bedroom no longer stayed fully shut, the flat sink in my kitchen drained poorly). There were disposal chutes on my floor for trash and recycling. My neighbors were by and large good, only one loud late-night party over the course of the year. The sound insulation in my room was adequate but not quite as strong as I would’ve liked. I probably lived in the same hallway as the earlier reviewer who said the hall smelled like pot. In my experience it was about once a week (sometimes less), the smell was only in the hallway and not in my room, and management did make an effort to deal with it.
This was a great place to live. I got an excellent deal on my first year, a 14 month lease with 2 months free. But without that deal for my second year my rent would’ve EFFECTIVELY gone up by around an extra $200 (just contrasting what I paid in the first year vs what I would’ve paid in the second without the deal; they didn’t actually propose an illegal rent hike, to be clear). They surprised me by offering me a small discount on rent if I signed by the 3rd Friday of that month, 9 days before I was due to give an answer about moving out. If you’re a planner, maybe a little sweetener like that would work out for you. If I could have afforded to stay, I would have. If you can afford Overland, it’s a really good choice.
