Rented here from August 2021 and moving out soon so I thought I’d share my experience! Management - They’re quick to respond and Austin and Christi (previous property manager) were especially wonderful to communicate with. Maintenance - They’re fast! One issue is the windows are not properly insulated - bedrooms fluctuate in temperature greatly depending on outside weather and they constantly bang during high wind current. Maintenance were very kind and came by a handful of times but nothing helped. Management generously gave a small space heater during winter. They replaced the on site washer & dryer recently when old ones began to give a damp smell to clothes which is awesome. Sad that each load costs $5.50 though (2.00 to wash and 2.50 to dry) Overall unit - tall ceilings and windows give nice illusion of space and roominess and lots of light. Appliances (dishwasher, microwave, fridge) maintained well from previous tenants. No pest issues whatsoever that I noticed. Nothing to do with the unit itself, but some tenants on the floor be constantly smoking weed so the building hallways occasionally smell funky if not aerated (esp on weekends and certain evenings). I remember smelling a funky smell in the building hallways and first floor (NOT in my unit) when I first moved in too that was like an old building smell but maybe got nose blind to it- not a big deal. Location - Safe area, even when I’d come back to my apartment walking at 11pm from downtown area. I had the most annoying times directing almost every food delivery driver to the apartment because the entrance is kinda hidden (both the Broad facing and N Lombardy facing). BUT never had an issue with receiving mail and Amazon packages so can’t really complaint lol There’s a new building being constructed right next door ongoing since I moved in and drill sounds start early morning Mon-Sat but I am a heavy sleeper and already up by that time anyways so not an issue for me. Overall, it was a nice experience. I’m moving out to experience a new location in RVA and reduce my daily commute (and to have a bigger room than this current one here lol).

Rented 2F 2 bed 2 bath apt. from 8/2021-8/2023. Payed $1334 monthly plus the utilities (read the rest) Here’s everything wrong with living here in no particular order that I wish I had known beforehand: 1. Water bill is way too high it should be criminal They don’t charge based on the water usage of each individual apartment; the plumbing in the building is not set up for them to be able to tell you how much water you’re using. They get a bill from the city and then divide it based on number of occupants…NOT the number of apartments. Meaning if more people in the building move out, the higher your water bill will be (Exactly what happened to me the last year I lived here and why I’m writing this review; they told me in writing yesterday) I just did the numbers for the last year I lived here. Average water bill was $80 Highest water bill was $211 (That is not a typo) That’s just stupid. I’m not struggling for money but that is just very stupid imo 2. The sound is absolutely horrible I never heard my neighbors, but best believe you will hear everything that is happening outside the building. Every bus, every ambulance, every fire truck, every dude driving a stupid stanced Honda Civic that wants to rev it at 3am, every conversation that is slightly above normal speaking volume… you will hear it. If you have a guest and any one of the previously mentioned passes by the building, it will sound as if your window is completely wide open. I can’t even open my windows. Invest in noise-cancelling headphones On days when it is relatively quiet, the AC unit will kick on and everyone will need to start talking a bit louder than what they’re used to and you will need to turn up the volume on your TV. I never actually timed it, but my unit would kick on like every 20 minutes in the summer it felt like and stay on for a good 20 minutes. Same with the heater 3. Laundry is overpriced (over $5 to wash & dry a single load) Do it at your parent’s house 4. At least a couple of your packages will be stolen if you have them delivered here unless you order exclusively from Amazon and the package is delivered by Amazon. Even if you order something from them unless it is delivered by them no other carrier will have the ability to unlock the Amazon locker and deliver it safely, they’ll just leave it outside or in the lobby even though there is a clear sign telling them to deliver it to your door 5. Parking sucks unless you’re a student and pay for the Bowe St. parking deck. ($70 monthly).I learned after I graduated that even if you have the money, VCU won’t give you a permit to park there. The building doesn’t have any parking 6.Under no circumstances should you move into apartment 301. My friend lived there for a year and it was a nightmare. Don’t do it. You will be dealing with everything I just mentioned and worse Not the worst place I’ve lived in Richmond (4 years as I’m writing this) but definitely not good either.
