I moved to Banyan Bay in 2019 and has loved it ever since. The staff is remarkable and the atmosphere is so quiet and safe. The quality of the apartments is also amazing. It will make 3 years for me in March 2022 and I haven't had to make one single maintenance call. But when I have called regarding other things, I've worked with Mrs. Monique. No matter how busy she is, she remembers your name and face. She keeps her word and makes you feel confident in her actions. I really hate that this will be my last year here. Kudos to all of the Banyan Bay staff. Our living experience here has been so peaceful all because of how you treat your tenants and how you work hard to keep the atmosphere safe.
I love this neighborhood. It’s quiet and clean. I moved in last year September when there was nothing available and we had to just choose somewhere to go, but I don’t regret it at all! The leasing staff is always so nice, and whenever we need something they always get back to us right away. Justin and Diane specifically are awesome!! They are painting and pressure washing the buildings, and every morning I see the staff cleaning up the neighborhood. They also have security coming through at night which is great. But overall, I’d recommend living here! Thanks Banyan for always putting your renters first! :)

I had the greatest experience applying with Banyan Bay! The complex is beautiful, the units are very spacious, modern and up to date. Diane and Justin were very helpful, informative and kind. The process went by so fast and seamless for approval, I do look forward to becoming a resident soon! I highly recommend to sign up if you are considering.

This is my first time renting an independent apartment and I was nervous about making one of the biggest investments of my life. I'm happy to say Banyan Bay has met my expectations! I rent a one bed/bath and the space is very comfortable. I feel lucky to have a patio as well, for the price I am paying! Diane has been very helpful. After I submitted my application, I was afraid the process would take long but she kept me updated every step of the way. She even offered me a unit which was available for a lower price than the initial quote I was given.
The location is very convenient for work and it's reasonably placed with respect to the neighborhood grocery stores/restaurants. I appreciate the controlled intersection at the entrance/exit because it helps when traffic is especially bad. Every inch of the property is not brand new but it was never advertised as such. My apartment has been lived in before but they did a decent job freshening it up before I moved in. Trash is picked up routinely and everything in the unit is in working condition except an outlet or two.
I have been here only a month so far and have no major complaints. I have received tons of compliments on my apartment and I sincerely hope the rest of my experience continues to be positive!

This is my first time moving out and during the process I went on seven tours before touring at Banyan Bay. I instantly fell in love, everything was perfect. During the application process I started to get overwhelmed but Diane made the process very smooth. She’s kind, professional and a great communicator. On my move in day she made sure the apartment was spotless and smelling good. Im happy to call this my new home.
I am unsure why Banyan Bay has received numerous negative reviews, as my nearly three-year experience here has been highly positive. During my initial visit, the specific unit I was interested in was unavailable, but alternative options were offered. As is customary, pricing varies based on move-in dates and lease terms.
The community is gated, with the gates generally left open during the day to ease traffic flow. While the exact hours may vary, the gates are typically closed during late night and early morning hours and require a code for entry. It is common for individuals to follow others through the gate.
The gym, though compact, provides a good range of equipment, including dumbbells, treadmills, bicycles, ellipticals, a Smith machine, and a resistance machine.
The property features two pools: the front pool, which is upscale and includes a grill and several cabanas, and the back pool, which I use frequently. The back pool has lounges and tables but lacks a cabana and large grill; however, there is a small picnic grill nearby.
While I would have preferred a washer and dryer in my one-bedroom unit, the model I selected did not include these appliances. Despite this, I am satisfied with other amenities such as the white cabinets, granite countertops, and hardwood floors. Although additional storage would be beneficial, my patio does include a small storage space.
Parking is not assigned, but a new sticker system has been introduced to help identify residents.
Diane and Justin, the leasing agents I have interacted with, are knowledgeable and responsive, typically replying to emails within 48 hours. I prefer not to call the office, as staff are occasionally out showing apartments, but email communication or in-office visits are effective.
Maintenance requests are generally addressed within 24-48 hours, except on weekends. During my time here, maintenance has handled issues such as lightbulb replacements, air filter changes, window screen repairs, and appliance fixes. Pest control services are provided monthly, and it is easy to be added to the list. While I have occasionally encountered ants, I have not had issues with roaches. One challenge I faced was being locked out for nearly half a day, as emergency maintenance does not have access to keys, necessitating office hours for resolution.
The laundry facilities are standard, with two washers and two dryers in the back laundry room. Funds must be added to the laundry card in the main room. Cleanliness can vary based on community use.
Although Fetch delivery is available, I have opted for direct delivery to my door or mailbox. Occasionally, packages have been left outside during my absence for several days, but I have not experienced issues with missing items.
My neighbors have generally been respectful, and I have not encountered any issues with smoke or odors. The property includes a small dog park, and while a playground would be a welcome addition, the current amenities are satisfactory. The previous issue with dog waste has been effectively addressed.
Overall, I highly recommend Banyan Bay as a desirable community to consider.
