My partner and I toured here and we loved it!! This complex was in our top 2 picks. Unfortunately, we decided to not lease here because our top 1 pick was better for our commute. One thing I loved about this place was how personable the leasing agents were with all their residents. All the residents looked happy living there. The floor plans were super spacey and the A1 closet was huge. The tour agent showed us so many floor plans, if our top choice didn’t exist, we would have been leasing here! Anyways 5/5 for us

I have lived in many apartment buildings, and Modera is by far the best! The apartment itself is beautiful, and I get to watch the sunset from the comfort of my home. Randall, MJ, and the rest of the management team make it feel like a real community. They are very kind, attentive, and always go the extra mile to ensure everything runs smoothly. Whether it’s quickly fixing maintenance requests, organizing community events, or simply greeting residents with a smile, they make living here feel like home.
The management team is dedicated to creating a welcoming environment. They take the time to get to know each resident personally, fostering a sense of belonging. The amenities are well-maintained, and any concerns are handled quickly and professionally. Even though there are some things out of their control, they strive to fix issues as soon as possible.
The community spirit at Modera is outstanding. Residents often come together for social gatherings, creating bonds beyond just being neighbors.
One of the highlights of living here is watching the beautiful sunset from my apartment. The view is breathtaking and serves as a daily reminder of how special this place is. I’m very happy to be part of this community.

Living at Modera Waugh has been an amazing experience. The apartments are modern, spacious, and thoughtfully designed with top-notch finishes. The amenities, like the rooftop pool and gym, make every day feel like a luxury. The staff is incredibly friendly and always quick to assist, which adds to the community feel.
The location is perfect—close to great restaurants and shops, but still peaceful. If you’re looking for a stylish and comfortable place to call home, I highly recommend Modera Waugh!

Our experience at Modera Waugh has been nothing short of excellent. The staff truly makes all the difference. Randall, MJ, Selena, Irene, and Rosa have been incredibly helpful, kind, and attentive since day one. They consistently go out of their way to ensure everything runs smoothly and are always ready to assist with a smile.
The amenities are fantastic, and the location is perfect for enjoying everything Houston has to offer, from Buffalo Bayou Park to downtown. While new buildings can naturally come with a few challenges, the staff has been proactive and efficient in addressing any concerns we’ve had. Their dedication to making Modera Waugh a welcoming and comfortable place to live is clear.
We’re grateful to be part of this community and highly recommend it to anyone looking for a place that truly feels like home.
We moved in just a month ago, and we couldn’t be happier with our new home. The location is perfect for us—being European, I love to walk, and it's ideally situated right across from Whole Foods, near the Bayou, HEB, and CVS. The concierge team is exceptional—Rosie is always friendly and attentive to both me and my guests. She always smile and welcomes us in the best way possible. The new amenities are a real standout, and everything is brand new and well-maintained. We also appreciate how the concierge handles our packages; there are never any issues, as they manage everything for us. The leasing agents are very responsive, and we had a wonderful experience working with MJ. Plus, the community has great partnerships with local spots like Andiron, and they organize events that really bring everyone together. We’re so glad we chose to make this our home!

I recently had the pleasure of touring Modera Waugh, and while I ultimately did not choose to reside there, I simply had to share my experience with their exceptional staff. Karina and Selena went above and beyond in showcasing the property, offering insightful recommendations, and making me feel welcomed in a new area. Their professionalism and warmth made the tour very memorable. Additionally, Omar at the front desk exuded great hospitality and was incredibly accommodating during my visit. The outstanding level of customer service exhibited by the team at Modera Waugh is truly commendable and sets a high standard in the industry. I am thoroughly impressed and would highly recommend this property to others, truly a 10/10 experience!

Living at Modera has been an absolutely amazing experience. The apartments are luxurious, spacious, and equipped with excellent, modern appliances. The management team goes out of its way to make the experience as pleasant as possible. Every concierge, especially Irene and Rossy, has been incredibly friendly and helpful; they made my moving experience remarkably easy and convenient. The amenities are unmatched, and we're fortunate to have outstanding, luxurious monthly events featuring unlimited food, drinks, and happy hours. I look forward to calling Modera my home for many years to come!
