Our apartment at 900 Washington is a must see! This unit has modern features with an updated kitchen and appliances! Beautiful hard wood floors, great closet space and amazing windows to bring in natural light! We offer off street parking for $75 a month, never have to drive a few times around the block for a parking spot! Blocks away from your local King Soopers and Cheeseman Park! Available NOW! Rent is $1,265 a month with a separate utility charge of $100 covering water, sewage, trash, gas and high-speed wireless internet. The application fee is $45 per person with the deposit of $400 pending approval. The deposit subject to change pending results of background check. We are PET FRIENDLY! There is a refundable pet deposit of $300 and $35/month pet rent. To qualify with us here at RIO you must make twice the amount of rent per month, have good established credit (min 2 open lines of credit in good standings), no collections, no Rental Debt, no Evictions, and have a clean background check. We do not approve applicants by credit score. All applications are put into a specific algorithm that take all qualifications into account. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR. If Applicant provides Rio Real Estate with a PTSR: a)the PTSR must be available to Rio Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
