Security deposit equals one month's rent per California law. Rent is due on the 1st of each month with a 5-day grace period. A reasonable late fee applies after the grace period. No fee is charged for payment by check per California law. LEASE TERM A 12-month fixed-term lease is required. The lease converts to month-to-month after the initial term. Thirty days written notice is required to vacate. UTILITIES Tenant pays electricity, water, sewer, and trash in full. Landlord provides a $75 per month water credit toward yard irrigation and includes professional landscaping service at no cost to the tenant, performed monthly or bi-monthly. ABOUT THE HOME This property has been completely renovated including a full electrical rewire with new panel, complete replumb, brand-new septic system, fully remodeled kitchen and bathrooms, new flooring throughout, and fresh interior and exterior paint. The home features a wood-burning fireplace. FIREPLACE The wood-burning fireplace is available for tenant use. Tenant must comply with San Diego County Air Pollution Control District burn day rules before lighting. No burning of garbage, treated wood, or prohibited materials is permitted. Tenant must notify landlord promptly of any chimney or firebox damage. YARD AND LANDSCAPING A licensed landscaper maintains the yard monthly or bi-monthly at no cost to the tenant. Ongoing yard improvements are planned and will always be scheduled in advance with the tenant's knowledge, coordinated to avoid disruption to daily life. Tenant agrees to provide reasonable yard access to the landscaping crew. HOME IMPROVEMENTS The landlord intends to continue improving the property during the tenancy. All work will be scheduled with a minimum of 24 hours written notice per California law. Work is coordinated directly with the tenant with no surprise visits. Tenant agrees to be reasonably flexible for pre-scheduled non-emergency improvement work. The tenant's right to quiet enjoyment is respected at all times. PROPERTY ACCESS AND LANDLORD ENTRY Landlord will provide a minimum of 24 hours written notice before any entry per California Civil Code Section 1954. Entry occurs during normal business hours Monday through Friday 8am to 5pm unless there is an emergency. Emergency entry for fire, flood, or gas leak does not require advance notice. SMOKING, DRUGS, AND CONTROLLED SUBSTANCES No smoking of any kind is permitted inside the home or within 25 feet of any door or window. This includes cigarettes, cigars, pipes, vaping, and e-cigarettes. Marijuana and cannabis are strictly prohibited on the property in any form including smoking, vaping, edibles, and cultivation, regardless of California state law or medical status. No illegal drugs, controlled substances, or drug paraphernalia are permitted on the premises at any time. Violation of this policy is grounds for immediate lease termination and eviction proceedings. This policy applies to the tenant, all occupants, and all guests. PETS Small dogs under 25 pounds fully grown are considered on a case-by-case basis with a maximum of one pet. No cats are permitted.
