Income Guidelines: Our rental policy requires that the applicant’s gross monthly income must be equal to or greater than, 3 times the monthly rent. - Roommates will be approved separately; however, income can be combined to meet the income criteria. - Income qualifications can be achieved through 2 sources of income, either (1) periodic payment (wages, social security, etc.), and/or (2) lump sum balance (checking, savings, trust funds, etc.). - Tax returns must be provided for any prospect or co-signer that is self- employed. - Student loans can be considered with appropriate documentation. - Child support and alimony will be considered as other income only with proof of payment verified by court order. - Tips and commissions will be considered with a letter from employer if needed for income.
