On top of that, this is rent stablized which is becoming increasingly difficult to find in Astoria. If you are looking for stability, this is it. For this reason, the management is really picky about qualification. You must have either over 685 credit with 40X rent annual household income or qualified guarantor (preferably NYC tri-state area but out of state might be considered on case-by-case basis. No international guarantor unless you have valid F-1 visa with more than 1.5 years left on your visa) with over 700 creit with 80X income or they also accept The Guarantors. Also the management will not consider any household with more than 3 people. This is non-negotiable and they have never had to compromise on this front for the past 15 years.
