Located in the neighborhood across from the YMCA on Lebanon Road (Stanford Estates), this is the perfect house for someone who wants to be able to hop on Lebanon Road and be downtown Nashville in 20 minutes. A new job is our reason for relocating, and we want someone who will take good care of our home and love it - and the neighborhood and area - as much as we have. We are 4 miles from the Nashville airport and 7 miles from Opryland. The location is wonderful, and Lebanon Pike is one of the last roads left in Nashville in which you don't have to sit in traffic lines to get into town. We bought this great home in June 2015 and spent a year renovating it ourselves with the plan that we would live here a long time. It was built in 1959 and has the charm of an older home - hardwood floors throughout (no carpet), with crown molding in most rooms - but it also has updates, including recessed lighting in the main room, and we took down walls to make it an open space in the main living room, dining room and kitchen. We also added walls to create an additional storage area/laundry room since there is no basement. There is a screened-in back porch and fenced-in backyard with a shed for storage (which is also wired with electricity) as well. All appliances in the kitchen (refrigerator, microwave, oven and dishwasher) are just a year old. There is also a garbage disposal. Washer/dryer provided as well. A brand new water heater was put in in September. Cats and/or dogs will be considered, but weight and number restrictions apply. Just message us with information about your pets to be considered. Once approved, pet fee is a one-time non-refundable $200 fee per pet. The backyard is fenced-in. We have a property manager to oversee the property, and we also now have a wonderful lawn company who will oversee all landscape maintenance on a regular seasonal basis. This is included in the rent cost. Snow/ice removal NOT included. 12-month or 24-month leases. Buyout terms are 60-days notice and 1 months pay in rent. Tenant is responsible for all utilities - water, gas, electricity (Metro Water Services, Piedmont Gas, NES). First month's rent and an equal security deposit must be paid in full at the signing of the lease agreement via PayPal. If all goes well for the duration of the lease, the security deposit will be considered last month's rent. Once the lease begins, monthly payments must be made via PayPal by the first of the month. Stanford Estates is a great neighborhood for families. It's in the shape of a horseshoe, with the Donelson Christian Academy located at the back, so there is no pass-through traffic.
