The property is special: the owner takes a lot of pride in restoring the house and keeping things in great repair. She also likes roses so the house is surrounded by amazing roses most of the year. The house is located in the south of campus between the upscale Elmwood and the student Telegraph areas. You can catch a bus by walking two blocks either way. BART (subway) is about a 12 minute walk. Costs are kept as low as possible since we share utilities and the owner works with us as well. She has put in energy saving appliances and toilets whenever they need replacing. WiFi and cable are available at a nominal cost. There are free laundry facilities. Current tenants are mostly grad students and post docs. The atmosphere on the property is one of respect, cleanliness, and maturity. It's also a very cozy place to live. Because this is an upstairs apartment, late night entry (past midnight or 1:00 am) is not desirable on an ongoing basis. The rent is $1295 for one person. The lease term is January 1, 2013 through July, 2013 and the lease can be renewed. This is an upstairs unit and it is necessary to be conscientious of the downstairs graduate student tenant. It has a charming antique looking porcelain gas heater that is not only inexpensive to run but state of the art in providing heat. This cottage is particularly nice as it's off the street, located in the large back yard with a magnificent oak tree. A larger Edwardian home occupies the front of the property. The residents in the front house are mostly grad students and postdocs. It's very homey yet private. The people here are responsible without being picky; respectful, especially of study time, but social. Dinner parties are common but no big parties (10 people or more) or loud events out of respect for the restored house, neighbors and the good chance that one would get fined by BPD (now up to $750) for a loud party. The house is located in the south of campus between the Elmwood and the Telegraph areas. You can walk south a couple of blocks and be in the upscale Elmwood or a few blocks north and be in the University/Telegraph area. A major supermarket is less than two blocks away. You can catch a bus by walking two blocks either way. BART (the subway) is about a 12 minute walk. Financial aspect: At well below market, the rent is $1895 for June and July only or $1995 for a lease beginning in June and extending through July 2013. Utilities are paid by tenant. A parking spot is possibly available in August for an additional $75 per month. There is a two-month damage deposit.
