Double car garage, central A/C and heating, laundry room with hook ups and extra utility room with extra fridge. Front Yard recently landscaped for low maintenance, water system. Fully fenced low maintenance yard with planting beds. Plenty of parking around unit with 2 car garage and side RV parking. Owner pays for water, sewage and city garbage. Tenant is responsible for gas, electricity, cable or internet. Pets are on case by case basis restricted to one small dog under 35 pounds with monthly pet rent. No puppies or aggressive breeds. No smoking. No cats due to owner/ landlord allergies. A non-refundable $50-55 background check is required for each adult (18+) signing a lease, paid to a third party service provider (LPS). All co-signors per applicant will also be required to go thru AVAIL pre screen application and the non-refundable background check. This application, background check and screening is not a guarantee you will be given the rental. We evaluate and choose potential tenant based on submission of information, start date, move in date, security deposit amount, amount of rent per month, length of lease, pets if any, background & screening check. We require 700 min credit score and at least gross income 3x rent. For students, co-signors must sign and apply if you do not qualify. WE DO NOT GIVE application links until POST VIEWING OF UNIT. We end all leases on 6/30 of each year with option to renew since we coincide with UC Davis academic calendar. We do offer 2 year lease with built in cost of living increase.
