I’ve lived here for a little over a month now and I love it!
First of all, the unit. The high ceilings, tons of natural light, and layout all make it feel really open and spacious. The kitchen is a dream, tons of counter and storage space, and the finishes and appliances are great. The bathrooms are beautiful, and so is the general aesthetic. Honestly no complaints so far.
The building itself is also amazing. The amenities are great, my boyfriend and I love hanging out on the rooftop playing pool. I think my favorite part is how dog friendly it is here. There’s dogs EVERYWHERE. My boys love running around at the building dog park, plus there’s another big dog park that’s a short walk away. There’s a walking path behind the building that’s great for quick trips outside, but it’s also right on the greenway which has been so nice for longer walks. They even had a Barktober event for dogs that was seriously precious. Since I’ve lived here they’ve already had a couple events which were all great, and I’m a huge fan of food truck Friday. It’s also walkable to a ton of great food and coffee shops, another big plus.
And finally a huge shoutout to Mike, Cailyn, and Will! They’ve been amazing from the initial tour to the move in process to now just hanging out around the building and at events. The people make living here that much better, they already feel like friends only a month in.
I looked at probably every building in Nashville and definitely landed on the right one. 10/10 couldn’t recommend it more

I’ve lived here for 6 months and love it. The maintenance team has been great to deal with for any service requests. I’m glad they put up the EV signs to stop random cars from parking in them.

Just moved to Nashville and the process was incredibly quick and easy, and I move a lot! Management has been very helpful and responsive and I feel very welcomed and at home. My dog and I absolutely love it!!

I have been living in this apartment complex for 9 months now. There are some roads and construction hicups, but overall experience has been great. The leasing team was helpful on my move-in date and made the process smooth. I had a problem with my washer, and the maintenance team came to my rescue. Overall communication with the managers is great; they answer quick and they are reliable when it comes to questions. I love my apartment; I love the amenities, and looking forward for sharing more eventh in this great comunity.

Update July 2024:
After living here for just over a year, I am content in my decision to stay and renewed my lease. The residents here are a younger crowd and super friendly. Weekends at the pool are packed and entertaining. The amenities are nice and well-maintained. Maintenance is great and any apartment issues I’ve had are tended to promptly.
Many previous issues (pertaining to construction) have been resolved, but there are still issues with the property that exist. For instance, the garage: Parking can be a nightmare - if you get in any time after 5PM, good luck finding a place to park. All of the spots are also painted for compact cars, so if you have a bigger vehicle, you need to be good about being between the lines. Further, you have to be on your toes about driving up and down the garage, as there is only room for one car (barely) coming around the corners.
There is still active construction on the new complex next door, so this is something you need to be aware of when you’re in the area.
8/2023:
To start this review off, the complex and the amenities are nice, as well as the people that work here. The apartments are also modern, with tons of layout choices because it’s a brand new complex. The gym is beautiful as well as the pool.
Pertaining to fees - I (and majority of other residents) were told that we have valet trash. This is not the case. You pay $18 to walk your own trash to the single trash chute on the floor, which can hardly accommodate a regular-sized trash bag. We also pay for pest control, but they only maintain the complex, not individual apartments. This has to be requested.
My balcony door has not properly shut in the two months I have been here. It was clearly not leveled when it was installed, and bugs can get in while my AC gets out ($$). *7/24 - This was “fixed” 9/23, to the best of the construction crews’ ability. My screen slider was rendered useless, so I went ahead and purchased my own magnetic screen in order to be able to get fresh air. That works just fine, so I’d recommend that as an alternative.

I have thoroughly enjoyed my time at Modera Germantown. The apartments features, appliances and layout are great. The amenities are brand new and so useful. The maintenance team (Corey) is always prompt and timely with helping on any issues. High recommend this apartment complex!

I have been here for three months, and I can say that Michael and Nichol are truly exceptional members of the staff at Modera Germantown! Michael is always professional, attentive, and quick to address any concerns, making residents feel valued and cared for. Nichol brings an incredible warmth and positivity to every interaction, ensuring the community feels welcoming and well-managed. They go above and beyond to create a fantastic living experience, setting a high standard for service and dedication. Modera Germantown is lucky to have them!
I moved in almost two weeks ago, and I couldn’t be happier here at Modera! My apartment (and the building itself) is beautiful and equipped with brand-new appliances. The gym and sauna feature new equipment, and the workspaces and rooftop terrace are such nice perks of living here.
The leasing office staff, especially Mike and Hope, have been incredibly kind, welcoming, and informative. They made the entire move-in process seamless and stress-free. It’s clear they genuinely care about their residents. The maintenance team has also been quick to help with any requests I have put in.
One of the things I love most so far is the community events. They’ve been a fantastic way to meet neighbors and foster a true sense of community here. The pool party by Truly and Suncruiser was a blast and I am so excited to see what the next couple of months have in store here!
