It will be available Oct 1, 2026. **5 min walk to Bloor/Dufferin subway** RECENTLY RENOVATED: new flooring throughout, new lovely white eggshell paint throughout, new light fixtures in bedroom/bathroom, new LED pot lights in kitchen & hall, new large fridge. Full height ceilings Forced air heat Dufferin buses pass by, 10-15 min bike to UofT. The previous tenant was here for 9 YEARS! Recent tenant is moving in with friends. The space and location are great Rent is $1590/month + utils (see below) LOCATION: Just north of Shanly, South of Hallam on east side MORE INFO: - Your own entrance from street into apmt, laundry, forced air heat, very quiet unit - Bathroom has: sink, toilet, tub with shower - Bedroom is large with big walk in closet - Shared Laundry for the house is in the entryway to the basement (not coin operated/no extra cost). Washer is new/2 yrs old. - Kitchen space: it’s on the small side – difficult to show in the pics. Very workable though. - Groceries/shops/gym very close: - 10 minute walk and you're at the Dufferin Mall – THE DUFF! - (Winners, H&M, Wal Mart, LCBO, etc). - Grocery stores in the area include: No Frills, Freshmart, WalMart (all walking distance), Loblaws (short bike ride to Christie/Dupont). - Lots of neat spots & shops on Bloor (Gladstone Library, Coffee shops, Banks, Barbers, Tim Hortons + more). - Geary is a 7 min walk north of here. Blood Brothers Brewery, General Public, North of Brooklyn Pizza, etc) - Wallace/Emerson community centre across the street (Gym and HUGE pool) I'm the owner and live on the main floor. I'm a musician and am away a lot. I'm very quiet when here. - I’m gay / out so if you’re not cool with that, please go rent something else… - I repair stuff that needs to get done pretty quickly or have someone do it if I'm away. I really look after this place. Space to lock bikes on front porch. - parking is tricky if you have a car (no parking on Dufferin) – but local side streets allow it with a permit from city hall. Many tenants have done this. PHOTOS: I snapped most of them with the .5 wide setting to show the full space, not to make it look bigger than it is. It’s about 600 sq ft. - PETS: No dogs. As for other animals - let's talk about it... a cat ‘may’ be ok. - Smoking?---good god NO. - Since I live/work from same building, this would likely work best if you're not looking for a 'party' house. We all like a good 'shaker' some times but...not all the time. At the same time, you don’t need to be a cloistered nun to move in - I'm sure you get what I mean - This is a great place for a single person. Tenants who’ve gravitated to this space have always been individual renters. Rent is $1590 a month. Utilities are +$130 all-in/month (which is simply 1/3 of the house divided by 3) and include: unlimited high-speed internet, hydro, gas, water, (ie: everything). This has worked well for almost 20 years.
