This secluded wooded property offers a quiet, scenic setting while still being a short drive to campus, dining, and shopping. It's located 10-13 minutes from Kyle Field and Texas A&M University, 1 minute from Lake Walk (bikeable/walkable), and 10 minutes from Downtown Bryan. Nearby attractions include shopping, dining, live music, farmer’s markets, and seasonal events. Smoking is NOT allowed in or on the property. Evidence of smoking will result in a $400 charge to deodorize the home. Do not turn the thermostat below 69 degrees during the summer or above 80 degrees when leaving. In the winter, turn the thermostat down to 60 degrees when leaving. Overnight visitors other than those accounted for in the booking agreement are not permitted; unauthorized guests will incur a $200 fee plus $50 per person. Guests must be 25 years or older to book and sign the digital booking agreement. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas. Parties are prohibited. Pets are NOT allowed, with the exception of legally documented service animals; failure to comply will result in a $200 fine and booking termination. Do not flush anything other than septic-safe toilet paper. Flushing other products will result in plumbing repair charges. Absolutely no candles may be burned in the house or on the property. Please clean the grill after each use. Use the firepit only when a burn ban is not in place. Guests will need to provide their own paper goods; an initial set-up of trash liners, toilet paper, and hand soap is provided. A $25 charge will apply if trash is not collected, bagged, and placed into the city garbage bin. Helmets must be worn in batting cages and all equipment must be returned to its original position; damaged or missing equipment will be billed to your reservation. Includes a Murphy bed for additional guests.
