Located Riverside on the Brazos River, this home is a short drive from nearby highlights including Kyle Field (12–15 min / 7–9 mi), Texas A&M University (12 min / 7 mi), RELLIS Campus (3–5 min / 2–3 mi), Northgate Entertainment District (10–12 min / 6–7 mi), and George Bush Presidential Library (12–14 min / 7–8 mi). Dining favorites such as Wings & More, 3rd on Main, and Mr. G's Pizza are also nearby. Smoking is not allowed in the property, and if there is any evidence of smoking inside, a $750 fee will be retained to clean and deodorize the home. Do not turn the thermostat below 69 during the summer, as the unit could freeze, and you will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 50 degrees. People other than those accounted for in the booking agreement may not stay overnight in the property. If unauthorized guests have stayed, a fee of $300 will be retained plus $25 per person. This property is located adjacent to an unfenced dropoff near the river, so exercise caution when outdoors, especially near the edge, and supervise children and pets at all times. Quiet hours are from 10 pm to 6 am, so please do not disturb the neighbors with loud music or parties. Parties are prohibited. Guests will be fined a $400 fee if pets are found at the property or pet feces. Place all trash inside the trash can and ensure trash is bagged, or a $50 fee will be assessed. Do not flush anything other than septic-safe toilet paper. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, you will be charged the cost of the plumbing repair.
