The Zumper SF Bay Area Metro Report analyzed active listings in October across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent was $1,663.

Cities Ranked By Rent

The Most Expensive

–San Francisco, Californie rent dropped $60 last month to $3,420 but still remained the most expensive.

–Mountain View, CA prices stayed flat at $3,110 and also as the second priciest in the metro.

–Redwood City & Emeryville, CA tied for third with rents both at $2,660.

The Least Expensive

–Vallejo, CA rent stayed steady at $1,300 and continued to be the most affordable in the metro.

–Napa, CA fell behind Santa Rosa to rank as the second least expensive city with rent at $1,490.

–Santa Rosa, CA prices climbed $30, settling at $1,550, and one spot to rank as the third most affordable.

Growth Rate

The Fastest Growing (Y/Y%)

–Petaluma, CA rent was the fastest growing since this time last year, up 15%.

–Walnut Creek, CA had the second largest yearly rental growth rate, climbing 9.9%.

–Mountain View, CA ranked as the third fastest growing city with prices up 9.5%.

The Fastest Growing (M/M%)

–South San Francisco, CA was the only city to have a significant monthly rental growth rate, climbing 4.8%.
