The Zumper SF Bay Area Metro Report analyzed active listings in April across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent last month was $1,749.
Cities Ranked By Rent
The Most Expensive
–San Francisco, Californie rent grew $40 to $3,440 and continued to rank as the most expensive in the metro.
–Mountain View, CA saw rent grow $100 to $3,210 but the remained second priciest city.
–Redwood City, CA moved up 2 spots, kicking Emeryville out of the top 3 markets, to rank as third with one bedrooms priced at $2,870.
The Least Expensive
–Vallejo, CA rent dropped $30 to $1,390 and stayed the most affordable.
–Santa Rosa, CA ranked as the second least expensive with rent at $1,650.
–Concord, CA fell behind Napa to become the third least expensive city with one bedrooms dropping $70 to $1,660.
Growth Rate
The Fastest Growing (Y/Y%)
–Mountain View, CA rent was the fastest growing, climbing 15.9% since this time last year.
–Walnut Creek, CA had the second largest year over year rental growth rate, up 15.6%.
–Napa, CA followed closely behind as third with rent growing 15.5%.
The Fastest Growing (M/M%)
–Redwood City, Santa Clara, San Mateo, & Santa Rosa, CA tied for first since all of these cities saw rent grow 5.1% last month.
–Alameda, CA was second with rent up 5%.
–Sunnyvale, CA rent had the third largest monthly growth rate, climbing 4.9%.
