The Zumper SF Bay Area Metro Report analyzed active listings in July across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent last month was $1,764.
Cities Ranked By Rent
The Most Expensive
–San Francisco, Californie saw rent climb $10 to $3,500 but remained the priciest in the metro.
–Mountain View, CA rent grew $30 to $3,400 and stayed the second most expensive.
–Redwood City, CA was third with rent at $3,160.
The Least Expensive
–Vallejo, CA rent remained at $1,350 and as the most affordable.
–Santa Rosa, CA ranked as the second least expensive with rent at $1,560.
–Concord, CA rent rose $50 to $1,700 but continued to be third.
Growth Rate
The Fastest Growing (Y/Y%)
–Union City, CA rent jumped 15.8% since this time last year, making it the fastest growing.
–Santa Clara, CA followed closely behind as second with rent climbing 15.7%.
–Alameda, CA had the third largest year over year rental growth rate, up 14.7%.
The Fastest Growing (M/M%)
–South San Francisco & Sunnyvale, CA rents tied for the fastest growing last month, both jumping 5.2%.
–Redwood City, Santa Clara, & Milpitas, CA all had prices up 5% last month, making them tied for second.
–Union City, CA rent had the third largest monthly growth rate, up 4.9%.
