The Zumper SF Bay Area Metro Report analyzed active listings in July across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent last month was $1,757.
Cities Ranked By Rent
The Most Expensive
–San Francisco, Californie continued to rank as the most expensive city with one bedrooms priced at $3,500.
–Mountain View, CA remained second with rent at $3,400.
–Redwood City, CA saw rent climb $80 to $3,240 but stayed as the third priciest city.
The Least Expensive
–Vallejo, CA was the most affordable city with one bedrooms staying flat at $1,350.
–Santa Rosa, CA ranked as second with rent at $1,640.
–Concord & Napa, CA were tied for third least expensive with prices both at $1,710.
Growth Rate
The Fastest Growing (Y/Y%)
–Milpitas, CA had the largest year over year rental growth rate, up 15.6%.
–Sunnyvale, CA rent was the second fastest growing, climbing 12.9%.
–Union City, CA rent increased 12% since this time last year, making it third.
The Fastest Growing (M/M%)
–Santa Rosa, CA had the fastest growing rent last month, up 5.1%.
–Palo Alto, CA followed closely behind as second with rent climbing 5%.
–San Mateo, CA was third with a 4.9% monthly rental growth rate.
