Falling two spots last month, Austin started off the year as the 31st most expensive rental market in the nation. One bedroom rent dropped 3.4% to $1,150, while two bedrooms decreased 1.4% to $1,450.

While East Austin and Pemberton Heights had the fastest growing rent this quarter, both up around 17%, North Loop – Ridgetop and MLK-183 took the biggest rent dips, both down over 13%.
Above the $2,000 threshold, Downtown Austin continued to reign as the most expensive neighborhood to rent this winter. Holly ($1,690) moved up a spot to rank as the second priciest area, while East Cesar Chavez ($1,630) fell to third. Clarksville, Zilker, and Mueller, all priced at $1,500 and above, were the next most expensive neighborhoods.
More affordable rentals, priced around $1,000, could be found in MLK, Riverside, and South Lamar.
