I wouldn't wish living here on my worst enemy. The building was clearly never supposed to be converted to a place of living from an office building. The property management, 2B Living, is non-existent and unwilling to work with you on anything. Worst of all, the NOISE. The liquor store (M&B Liquors) has sideshows at least 2X per week. The noise goes until 2am when the store shuts down. On a normal sideshow you'll see about 20-30 people hanging outside blasting music and bass so loud it will knock a picture of the wall. Many of us would call the police begging for help so we could get some sleep to no avail. The owners of the building and management did absolutely nothing to help us. For good measure, they sent me a notice that they will be raising rent $610 should I decide to renew my lease. No wonder no one stays here. I cannot wait for my lease to end. Please do yourself a favor and do no consider living here -- you will absolutely regret it.

Living in one of their Fruitvale building hasn’t been close to the “luxury” they advertise. The repairs take months to complete if at all. For the amount of rent you should be able to get a package delivered but the intercom system doesn’t work. 3 washers and dryers for a building with over 20 apartments isn’t sufficient and they rarely clean them. Way over priced for what you get!

I've lived in Denizen for just over a year and honestly, it's a VAST improvement over the last building I was in (also downtown). Here's what I like about Denizen: ✅LOCATION. Centrally located with GREAT access to supermarkets, restaurants, bars, gyms, and transit, all within 10 minutes walking distance, honestly, Denizen is hard to beat. Easy access to highways too! ✅PEOPLE. Katie in the leasing office has been here since the management company has changed and she's worked incredibly hard to ensure that our time here has been excellent! She's super approachable and communicative, which I deeply value ✅SPACE. I'm paying a little less than at my last building, but the apartment is MUCH bigger ✅SOUND. Sure, I can occasionally hear my upstairs neighbor vacuum, but it's faint even at its loudest. I hear nothing on either side. When the windows are shut and sealed, the noise from the street is minimal, even if it's a 1st Friday. ✅SECURITY. Denizen has worked hard to ensure that the front gate, as well as the garage entrances are secure and in good working order. Upgrades have integrated with systems used by residents and have made things measurably better. ✅NEIGHBORS. Everyone I've met has been great! Of course, it's a real place, so sometimes things happen. So far, Katie and her team have been willing to work with us to ensure that everything is as we've agreed it should be. I should also mention that this building has no amenities, other than a communal outdoor area with some tables, chairs, and a grill, but honestly I didn't end up using the amenities at my last place and frankly, don't miss them. If I had to name one negative, I'd have to say that sometimes trash doesn't get picked up as quickly as I would hope. That said, it does get picked up and Katie has asked that we inform her if it isn't picked up in a timely fashion, or according to the days listed for service. Overall, I'm happy enough that I'll be signing another lease with Denizen. If you're looking for a balance of affordability (relatively speaking, of course), location, and value, Denizen is definitely worth checking out!

Love the building and the location! The building has a beautiful courtyard that's lovely to relax in and fairly large gym as well! It's located right at the edge of Chinatown and Old Oakland as well as right next to a BART station so it's super convenient to get to and from!
