TLDR: Lived at Berkshire Ninth Street for ~4.5 years. My experience was overall great and I highly recommend living here, especially if you are a graduate student or working at Duke. Full review: I moved into Berkshire Ninth Street in Fall 2019 from a different "luxury" apartment community nearby. The previous community had major issues with management and my unit specifically had multiple leaks that were never resolved by maintenance and required multiple videos for management to believe that there was actually a problem. My experience at Berkshire Ninth Street was far superior. Positives: -The leasing office is responsive to emails (usually a response within 24 hours). -The maintenance team is amazing! All maintenance orders were resolved within 24 hours except for once when a part was delayed and I was allowed to use the washer/dryer in a vacant unit until resolved. -The gym is equipped with a full power rack, multiple barbells, hex bar, kettlebells, etc. that other communities simply do not have. -The move-out process was also extremely easy and fast and I received my full deposit ~10 days after turning in my keys. -Butterfly security system made it easy to "unlock" the community doors for guests/services. Negatives: -Last summer there was an issue with late night fire alarms that were false alarms. There was apparently an issue with a sprinkler and part of the system that took many months to (hopefully) resolve. While I understand that the system/false alarms are mostly out of the control of the leasing office/management, it seems like the problem should have been solved given the price of rent and overall standards of the community. -My unit was located near the dog park and close to the train. The noise level from the dog park was fine but the train could get annoying when working from home. A bigger complaint was the noise from my neighbors upstairs as it seemed much louder than my current apartment (could have been the neighbors or building, not sure). -Multiple neighbors with units in the same hallway could not figure out the trash rules and would consistently leave trash in the hallways making it smell. This was mostly resolved with the fines being enforced and repeated email reminders from the leasing office. Other: -I personally did not use the other amenities often so I cannot comment. -There are also ~1-2 community events per month.

Berkshire Ninth feels like a safe community, with friendly neighbors and helpful staff. Jake and the team handled any questions or issues I had quickly and kindly. It is convenient for commuting to Duke and so has many Duke affiliates living there. The apartments and amenities are spacious and clean. I highly recommend!
