I lived in Apt 201 (one bed one bath corner unit facing S Highland Ave) for two 12-month lease terms from summer 2019 - summer 2021. Pros: - Great location at the crux of Shadyside and East Liberty. Ten minute walk to the shopping/dining districts at the heart of each neighborhood with many offerings on the same street as well. - Large, spacious living room and bedroom that feels like a home. Ideal for a single person. - Large windows in the kitchen and living room that provided a great deal of natural light and street views. - In-unit dishwasher. - In-building washers and dryers. - Free street parking that was usually available on the same block. - Apt maintenance requests were handled promptly and never kept me waiting. - Cleaning and grounds keeping staff visited frequently, ensuring the conditions of the hallways and front lawn were always decent. - All rent payments can be submitted online via an easy and intuitive portal. Cons: - The building is old and under-updated. The management company does not seem to be willing to invest any money into the building despite annual rent increases for every unit. The primary reason I moved out was the price of the 2021-2022 lease term rent exceeded the value in my opinion. - The heat is provided via radiators which function quite well. However, due to the age of the building and its windows, the heat must constantly be on during the cold months, making the electric bills very high during these times. - The AC is provided by a single window unit in the living room, which is insufficient to cool down the entire apartment during the warm months, necessitating the purchase of an additional cooling tower/fan for the bedroom. In addition, if you prefer to run the AC as much as you do the heat, the electric bills will be high in the warm months as well. - The washers and dryers are in the unfinished basement and cost extra to use. One of the washers didn't work for nearly a year despite multiple maintenance requests, leaving one washer and two dryers for the whole building. - Rather small kitchen and bathroom that can only accommodate one adult comfortably at a time, but this seems pretty standard for most one bedroom apartments in Shadyside. TL;DR - Overall I enjoyed living here and would recommend the building, but for the price it definitely needs better insulation and amenities.
