Wow I have been here more than a year . There has been one other manager before her. I was in a 1bedroom apt when Juanita took over when my lease was almost up she got me into a 2 bedroom apt .Every time I go in with a problem she always helpful and understanding.She takes her time to listen and she is quick to get work orders done fast.She did have a secretary that always was rude.Just went in there for the pizza party Juanita put together and her new secretary is so nice.I also always see Juanita out on the proberty showing apts. She doing great things for the apts and the residents.

I lived in this complex for nearly a decade, and it has changed management more times than I can recall. When HM Equity took over, it got to the point where several residents including myself found the need to leave. I had reported a list of issues immediately after Hurricane Harvey which the previous management apparently threw out, and then submitted the same list to the current management at least 4 times over 9 months before they finally began fixing some of the issues such as a leak that was beginning to cause water damage. Each time I asked about the status of my repairs, they said they had no idea what I was talking about and had no record of me requesting anything. The final time before it was fixed, we checked my file and one of my complaints was literally the first page in my folder, dated and signed 6 months previous to this encounter. They attempted to raise my rent during my lease, in April or May if I remember correctly. They argued that I was incorrect about the price being higher, until I brought proof that I had paid less the previous month. My rent then went up in June by $100 with less than the promised 60 days notice which while not illegal, was not very professional. The next renewal period they also wanted to raise it an additional $100 if I was going to sign for a year, or an additional $200 if I was going to continue with another 6 month lease. Understand that my rent would have increased by nearly 33% per month in a single year, which is unreasonable. All for promised "new amenities" that did not exist in my time there. And the "renovations" are mostly repairs from Hurricane damage. While they were doing some renovations, they apparently failed to apply for the proper permits, which caused them to cease work while re-doing my staircase. This left me with a shaky, unfinished staircase leading up to my apartment for over 4 months. Upon move out, they stated that my apartment was left "pristine," but claimed that I had never given them a deposit. After checking my contract again, they said that "they would get back to me" and it took over a month, which in the state of Texas, they are legally required to return the tenant's deposit within 30 days or at least an itemized list of deductions. I had to contact them multiple times, was brushed off repeatedly, and to my understanding, the process had not even been started until after the 30 day deadline. They never returned a call even though they repeatedly promised to, every interaction had to be started by me. The call I made to them after it was due and informed them that I was familiar with the law associated with the return of deposits was what seemingly finally got the wheels turning. I ended up having to talk with HM Equity directly, who were also bad about returning calls, before I finally received my deposit back 39 days after my move out date. While the manager was very rarely helpful and generally gave the impression that she did not have time to deal with you, the secondary lady, I think she was either an assistant manager or a leasing agent, was the more helpful of the two and generally the only one I could get to assist me. The manager had the habit of not being in the office during posted hours and frequently ducking out early.
