We have no breed restrictions upon an approved pet application. Required Fees - Move-in: application fee - $50 per applicant, deposit - $400, & administration Fee - $150. Monthly: rent - fixed cost dependent on size, move-in date, and lease term, utilities - variable cost dependent on usage and/or bill back, Utility Service Fee - $3.50. Terri, the property manager is outstanding! Starting with our tour, she has been welcoming, friendly, responsive, and helpful. She even has nice little touches like welcome gifts, recognizing birthdays, and seasonal plants near the entrance. I have submitted a few maintenance requests, and they have always been responded to by Max or the maintenance team within the next day, with a good repair. The grounds and common areas are well cared for. The community feels safe and calm. Other plusses: pet friendly, lots of closet space, updated and functional kitchen, garage space included, a package room, laundry on every floor (operated by a card instead of coins), and I LOVE our pond/fountain view. Only negative, no central air; The wall unit works fine to cool the main living space, but the bedrooms got steamy in the summer. I'm very happy with our decision to live at Valley Pond!

Terri is always available and willing to assist when concerns arise. I rarely have problems, but when I do, she responds in a timely manner; typically within a 24 hour period. Her staff is excellent too. Whenever they fix something, it stays fixed. Valley Pond is a clean and safe place to live. The location is perfect for me because when going to work or to the local stores like Target and Hy Vee, they are nearby. Also, worth noting, Pilot Knob and County Road 42 are easily accessible.
