We’ve been renters for nearly 2 1/2 years and have experienced excellent communications with both the management and maintenance staff. What a pleasure!
The property is being updated and most recently we had our air conditioner replaced. The project was completed, from start to finish, by extremely knowledgeable, efficient and hardworking people. We have been so appreciative of their skills, professionalism and especially determination to do an exceptional job. Management was always available to answer questions or give updates on scheduling issues. What a great experience!

My husband and I have lived at Canyon Ranch for many years and thus have had several managers. We were so thankful when Jessica arrived. She has been so great to work with. Her team is very courteous as is her maintenance crew. They are polite and easy to work with. One of the main things we really appreciate is that she always keeps us apprised of what is going on. If there is any kind of issue, such as the water being turned off, or they are working on the pipes, she always gives us a heads up and constantly updates us. Another big issue for us was because we are a end unit by a grassy area, people were not picking up their dogs waste. She immediately put out a bulletin to the community reminding them of their responsibilities and within days there was a waste station with bags put in there. Problem solved. This is a huge community to manage and Jessica is doing a wonderful job! We just hope she doesn’t get transferred, it would be our great loss!

I've now lived at Canyon Ranch for 9 months and I can honestly say that its not half bad. It has its pros and cons, like any other place, but I haven't come across anything that has caused me enough discomfort to want to move. I'll make a pros and cons list in case it can help any potential future residents.
Pros: Management and maintenance are nice. Rent is decent. You get one covered parking spot per apartment. They have gotten much better at cleaning sidewalks after snowstorms (pictures show day of and next day during separate storms). Their security number does a pretty good job at removing homeless if you call them. Palmer Park is a short walk away and has a ton of hiking/biking trails. I've never had an issue with water, even though they do shut the water quite frequently to fix things, its typically done during the day and for a very short amount of time. Water is very hot. They are pet friendly and accept emotional support animals. Some apartments have an incredible view of Pikes Peak (however that's very dependent on which apartment you end up with). They have a fitness center, swimming pool, and hot tub, but its worth mentioning the pool is often closed for maintenance issues or because residents don't follow rules (no glass in swimming pool). At the last place I lived at, there were often gunshots heard on property, in the 9 months I've been here, the most I've heard is banging from neighbors hanging stuff on walls lol.
Cons: Laundry can be expensive at $2 a wash and $2 a dry, however you use an app to keep track of the laundry and it makes it super convenient (no washer/dryer hookups in the apartments). It is common for laundry facilities to be busy during the weekends, however there are 5 laundry facilities and one is gigantic. It has been a problem in the past that residents forget their laundry and washers/dryers are occupied for a while, so some people will move those to the counters. At night, this place does look sketchy, but I've never felt unsafe (they do a pretty good job at keeping the complex well lit). The walls are thin and can definitely hear your neighbors occasionally, but I've never had issues with keeping the apartment warm (it has central heating and a/c, and some apartments have fireplaces). The utilities are shared amongst the apartments in your unit and divided accordingly, but I've also never had an issue feeling like I'm paying too much. If you have more than 1 car, parking can be a hassle, and occasionally, you'll end up parking on the street, but in the 9 months I've had to do that 3 times. Maintenance isn't completed quickly unless its an emergency, however this complex has over 300 apartments, so keep that in mind. They are doing their best.
In conclusion, no apartment complex is ever going to be perfect, but for the money, Canyon Ranch isn't half bad. I hope this review helped and answered someones questions.

Positives:
1. Rent rates are a bargain for the size of the apartment in comparison to other properties I resided in the past.
2. Maintenance has been/is efficient in repairing any service requests within a reasonable time.
3. Manager Jessica Crawford is a knowledgeable and respectable person. When I had difficulty with paying rent on time she worked with me in arrangements to avoid eviction.
Negatives:
1. A neighbor who resides in the same building became ill-tempered one morning and threw a projection into the den window. Resulting in a broken window and light damage to personal property.
2. Fitness center hours are altered from 24 hours access to 9am to 9pm. It was explained that there are homeless people trespassing and intruding into the property. Also explained the normal access will resume when under control.
3. Pavement in the parking areas not well maintained. Several deep potholes in many areas.
4. Other residents owning dogs not picking up their pets waste.
Other than the negativity, Canyon Ranch is okay, but I may not consider renewing my lease.

I have lived here for going on four years with my family (including children). Every time I have put in a maintenance request, it is handled quickly and respectfully. Whenever we have any updates or changes to the way things are handled, the office is fantastic about informing everyone in the community using text and email. They are quick to deal with any issues and have prioritized safety by having a security company that drives through the parking areas often and an annual check of smoke detectors and air filters.
Our rent has only increased one time in the time we’ve lived here, and it was a reasonable increase (nothing crazy like I have heard some places put into effect lately around here) and for our two-bedroom with a fireplace, mountain view, and balcony, it is incredibly reasonable for the area. The complex also has a pool, hot tub, dog area/park, children’s park, many green areas, picnic tables, grilling areas, and several laundry facilities. My kids play outside regularly with neighbor kids and the complex is very family-friendly.
I cannot say enough good things about the people who work here, to be honest. They have been amazing and understanding through any issues we have ever had (and through COVID) and have always worked hard to ensure that we are on the same page with everything. They’re readily available via multiple communication means and are helpful, empathetic, kind, and responsive. I greatly appreciate the managers here, especially the Community Property Manager, Jessica, as she was above-and-beyond helpful and compassionate to us and is usually the person we communicate with from the office.
If you are looking for a place to live in the Springs, I suggest you give Canyon Ranch a try. It has pretty much all the amenities of the more expensive places but at a more affordable price and is well-managed (which has been priceless to us!).

Definitely one of the safest and affordable apartment home residences in the area - you won’t waste your whole paycheck paying 2 grand a month like you will up north, and you won’t be surrounded by constant crime like you will to the south. Nice intermediate place to live - office staff is kind and understanding - I definitely think some units are in much better shape than others so do your due diligence with your exact unit before moving in otherwise you could be surprised but they are fair and maintenance shows up fast as long as there’s clear communication. Personally I’d recommend avoiding the springs all together as it’s becoming overcrowded and ruined but that’s a different discussion. Peace ✌🏻
