The rooms are very spacious and the living spaces are too! Being that it is student living, I have made friends with/through my roommates as well as other people living here. The parking lot is very nice and exclusive to residents (anyone without a sticker is towed, which is acceptable being that it is limited for the residents). It is also nice that they offer a guest lot in the back for when you have friends or family visiting. Off Broadway is a close enough walk to downtown Grand Rapids or its easy to take The Rapid or DASH bus which stops are nearby the complex and run to the greater downtown Grand Rapids area. The staff is friendly and helpful, willing to work outside of office hours to fix any problems. Just recently our heater had an issue and was not working, they responded on a weekend day and assured that it would be fully operational before the bitter cold. I would recommend any college student to check out this place for its spacious rooms, affordable pricing, location to the highway/downtown Grand Rapids, and a true 'college-like' community among the residents.

The management at Off Broadway are fantastic and Aaron has always been awesome towards my roommates and me. Requests are responded to quickly and maintenance gets done usually the next day of submitting an issue. I've lived here for almost two years and am very happy with my living situation. My only complaint are some of the other residents, however, I have experienced that at many apartments with mainly college students. I do not blame management for their behavior and Aaron has been very accomadating with complaints I've shared with him about residents. I highly recommend living here and think the prices are very reasonable for the sizes and amenities that come with the apartments.

I've been meaning to leave a review for some time; I decided to now because I had a billing issue, emailed the manager, and received a response within two minutes. Communication is something they've been working on: they did start with flyers, but now use those primarily for less important or location-specific messages like "clean up your dog's poo at this door". For important ones, they leave voicemails, or you can opt in to text alerts. Maintenance requests are usually handled by the next day, and occasionally on the same day. On one Saturday evening, a roommate's fire alarm started beeping due to low-battery just loud enough to disturb sleep. Upon sending a maintenance request, someone came and fixed it within 2 hours despite it not being business hours. There were several other situations that showed that the property manager Aaron and office staff genuinely care about the tenant's experience. I've been here for around 9 months, and it's great to be a 10 minute walk away from the quickly growing Bridge St. (Knickerbocker: Holland Brewery, Jolly Pumpkin, O'Tooles) and the hidden-gem-filled Leonard St. (Mitten Brewing Co, Long Road Distillers, fast food). It's also about a 15-20 minute walk into the Heartside downtown area. Ubers are often less that $5. It seems like some of the more negative reviewers haven't lived in many apartments: - You do need to buy a floor lamp or Christmas lights, but they have several outlets in each room synced to the light switch, so it feels natural if you plug them in to the correct outlets, leave them turned on, and control them via the light switch. Not uncommon in turned apartment buildings. - Yes, trains passing by are loud. - The walls are thicker than most of the recently-built and older apartments in Allendale, both in terms of heat-retention and noise-dampening. - There are often beer cans and other trash after weekend nights, but they're usually cleaned up before I walk by again. - I saw one homeless guy looking through a dumpster when I was moving in, but haven't seen him since. I will say that the carpets in the main areas get dirty, and the common area isn't anything to write home about. However, I'm okay with the worst of the salt and mud coming off shoes in the hallway before stepping into my apartment, and if you really want a common area to sit with friends outside of your apartment, Root's Coffee is directly across the street. Staff who care more than make up for the negatives of the apartment.
