These are set up as furnished mid-term rentals with 90-day minimum stays. We typically rent to traveling nurses / medical professionals, traveling business professionals, displaced families due to insurance repair claims to primary homes, the movie industry, etc... generally not for long-term local tenants. Please see the rental process below. Unit #3 is a 900sf upstairs apartment with a large living room, a very large master bedroom, your own private balcony, and access to onsite laundry. All utilities and Wi-Fi are included, all you have to do is show up and make yourself at home. We thought a chaise lounge would be the perfect place to crash after a hard day's work, so you have that too! This complex is located in a beautiful neighborhood with many Victorian homes, cottages, and everything in between, perfect for a walk. You also have a little neighborhood market right around the corner for quick needs, only a 3-minute walk. Very close to the downtown nightlife, definitely within walking distance, close to bus stops, and the main drag, Mendocino Ave. is a few blocks away, just a perfect location. My wife and I have completely remodeled this entire property inside and out, everything in the apartment is brand new as of 2023, including all furnishings, lighting, appliances, cabinetry, windows, paint, etc... everything is new. You have access to our coin-operated laundry room. You will be given a one-time gift of $30 in quarters to help with laundry costs. We do have weekly yard service, quarterly pest control, and 24-hour camera surveillance on the front of the complex overlooking the property and carport. Finally, you are in very close proximity to hiking, biking, lakes, and the Russian River, and only an hour from San Francisco by car. Our process: 1. Provide a copy of your contract/employment agreement and Drivers Lic. This being a 4plex, we take your safety very seriously as our guests, these steps help ensure all who stay with us are who they say they are. 2. Schedule a video chat. This gives you a chance to meet me and get any questions you may have answered before proceeding. 3. Fill out the application and screening docs. 650 credit score or better is required for all occupants. 4. Complete the electronic lease. 5. First month's rent, deposit, and non-refundable cleaning deposit due prior to occupancy. Generally sending these payments 4 days prior to arrival, gives them enough time to clear prior to your arrival. 6. Please note, that all occupants are required to be noted on the lease, and all occupants 18 years or older are required to sign the lease. No Subletting allowed. 7. If you are a placing agency that will be paying the tenant's rent, you and all occupants must be listed on the lease, and all occupants 18 years or older are required to sign the lease. No Subletting allowed.
