Care of Wood Structures The Tenant shall exercise extreme caution regarding any wooden structures outside the house (e.g., decks, pergolas, or trim). 5. Maintenance & Inspections The Property Manager will conduct a monthly site visit. The purpose of this visit is to: - Perform a general habitability and safety inspection. - Run maintenance cleaning cycles on major appliances (dishwasher, washing machine, etc.) to ensure longevity. - The Landlord will provide at least 24 hours' notice prior to entry. 6. Damages vs. Wear and Tear The Tenant is responsible for the cost of repairing any severe damage to the premises caused by negligence, misuse, or accident. Such repairs will be invoiced to the Tenant immediately and are distinct from "ordinary wear and tear" (the natural decline in condition that occurs under normal usage).
