The bathroom has a linen closet and the current tub/shower combo may be receiving a facelift prior to the next tenant's occupancy (if contractor schedule allows). EXTERIOR: This gated community offers Amazon Key & Remote electronic access through Ring, as well as a basic intercom system. The backyard patio offers 2 seating areas, one currently surrounding a fire pit, and tenants are welcome to use the propane grill. The unit can be accessed through the front or back gates, both secured entry. PETS: Up to 3 cats welcome ($25/mo for the first cat, $10/mo for each additional), dogs are negotiable with monthly pet rent, minimum $25/dog applies, 2 max. PARKING: Free, easy, non-permit parking available along Ardmore and Glenwood (north of Ridge Ave). UTILITIES: Tenant is responsible for: gas, electricity, wifi/cable. Owner provides: water, sewer, trash, recycling, some exterior maintenance APPLICATION & MOVING FEES: No security deposit. Nonrefundable $75/adult to apply will be credited towards the move-in fee if submitted within 1 day of your tour. The 1x non-refundable moving fee is $550 w/1 adult + $250 for each additional adult (Example: $550 for 1 adult comes down to $475 with app fee credit. Or $800 total for 2 adults comes down to $650 total which is $325/adult after app fee credit). APP CRITERIA: All adults and co-signers must apply *separately* and all occupants will be named on the lease. Total combined annual household salary must exceed 3x monthly rent in verifiable income before taxes = $73,800 or $6,150/mo. No evictions, no past due balance owed to another property, no open collections on essential accounts (like utilities, car notes, cell phone/internet providers or insurance). *Photos and floor plan are of the actual unit, video upon request.
