This downstairs apartment has laminate flooring, is has been freshly painted and comes equipped with Central heat and Air conditioning (mini split), highly energy efficient and 1 dedicated parking per unit. Leasing terms: 1 year lease of $1400.00 a month with a $1000 Security deposit. Water, trash, gas, and sewer included. To apply: Please review the following qualifying standards. If you feel you meet the criteria, please call me for an application. (Sandra 925-234-1000.) We need a complete application from all applicants who are 18 years or older. We require at least one copy of a photo I.D. (a driver’s license, passport, and one other form of identification.) 2-years of verifiable rental history. A good rental history with no late rents or evictions. 2-year steady work combined gross income of about two and a half (2 1/2) times the rent. For those who are self-employed, please provide business license and tax records, and/or 3 previous months of bank statements. A satisfactory credit report, a credit score of 600 or above with no collections. (All applicants upon signing the application will be paying $25 and authorizing management to run a credit report.) This is a downstairs apartment. All unit has undergone extensive remodel, new flooring, cabinets and Granite counter tops. Schools: schools include Lincoln Elementary School, Golden West Elementary School and Manteca High School. The terms to qualify: 12-month lease @ $1675.00 a month with a $ 1000 deposit. (Water, garbage, and Sewer included. You pay for your own electric.) Application fee: $25 for each applicant over 18 and we would ask you for references of: 2 years of rental with no late issues or evictions, employment referral for the last 2 years (making gross 2 1/2 times the rent) and an acceptable credit score (630+) with no collection.
