This very well-located unit features brand new stainless steel appliances, plank flooring throughout, a reserved garage just a short stroll from the unit's front door, a private back patio, and cost-saving LED lighting throughout. We have a large, private off-street parking lot on our premises for your visitors or a second vehicle. We are nestled into the hillside east of Lemon Grove and west of the 125 freeway, giving you convenient access to the 94 and 125 freeways. Owner pays for water, sewer and trash disposal. Tenant is responsible for SDG&E. Our rental process begins with your in-person tour of the unit, so please contact us to schedule a visit. We look forward to meeting you! Rental Terms: Month-to-month rental. Payment of security deposit ($1,500) and first month's rent are due upon signing. No smoking of any kind is allowed in this unit, including cigarettes, electronic vapes or marijuana. No pets (but service animals always welcome consistent with applicable law). VERY IMPORTANT: Golden Grove Terrace Apartments, LLC requires the combined gross income of each proposed adult tenant to be at least 3x the monthly rent, and each adult tenant must have a Resident Score (via TransUnion) of A or B and minimum FICO Score of 650 (Resident Scores and FICO scores of multiple tenants cannot be combined/averaged), except as may otherwise be required by applicable law.
