This is a unique find in the vibrant Quadra Village area! An updated 2-bedroom, 1913-era detached house with high, 9-foot ceilings, a fenced back yard with a large deck for sunny evening dining and outdoor relaxing. It is located on a tranquil residential street with heritage-style homes and friendly neighbours. If you are a professional who might want a bit more space than a condo with a yard for a pet to wander, a parent with a child, someone who would prefer one floor living (although there are a few steps to the porch), or even a musician who wants to practice music without neighbours upstairs or downstairs, this might be the place for you! So much potential if you wish to garden! The house is within walking distance to downtown and is very bikeable. Everything you might need, from shopping to entertainment, is close by. Within a five minute walk, there is Caffe Fantastico, Fairway Market grocery store, Quadra Village Drug Mart, Cascadia Liquor Store, 5th Street Bar & Grill, Roxy Theatre, Part and Parcel, and Core Personal Fitness. The Crystal Pool and Fitness Centre is just a bit further, walkable within 10 minutes. The 4 bus stops on Hillside to go to UVic (20 minutes from the house). In the other direction, the 4 or the 6 bus will take you downtown in less than 15 minutes. Things you’ll want to know: 1 There are two bedrooms and one bathroom. 2 The living room features a fireplace with an electric flame. 3 The spacious kitchen is the heart of the home, with newer wood cabinets and stainless steel appliances (fridge, stove, dishwasher). 4 The master has a high closet and two windows, while the cozy second bedroom includes a large built-in shelving unit. 5 The bathroom has some new features and a deep, fresh tub. 6 There is a sunny alcove addition area that is an excellent spot for a desk, with the laundry (washer and dryer) tucked away further along. 7 For parking, there is room for several vehicles in a row (some of the fence is a large gate, so even RVs or some watercraft could be parked). Street parking is also available for residential users. 8 A rustic garden shed and a sturdy large vinyl shed are available for added storage. 9 Yard maintenance will be included from time to time and the deck will be repainted annually. Available August 1st (pro-rated from August 15 possible). $2550/month (utilities not included). There would also be a security deposit ($1275) and, if applicable, pet damage deposit (up to $1275). A few restrictions: Short-term rental use would not be authorized unless with permission and then only if properly insured and with a business permit from the City. No smoking (including cannabis) inside, please.
