We love this house and seek renters who will love it and take good care of it. - 5 bedrooms, 3 full bathrooms, and space for two offices across three levels. The first floor has a living room, dining room, huge kitchen with room for breakfast table and chairs, two bedrooms with generous sized closets, full bathroom. Second floor has two bedrooms and one full bathroom. The primary bedroom has two walk in closets. The second bedroom has two smaller rooms off of it that can be used as offices or storage spaces. Basement has a separate entrance, kitchenette, bedroom, living room, laundry room, full bathroom. A portion of the basement left unfinished for utilities, storage, and tools. - The house sits well above Monroe Street, and there is a large front porch with a great porch swing and room for additional furniture .Parking for two vehicldes in the backyard and the parking pad is level with the back lawn and rear entrance, which makes life easy when you need to load / unload things from the car. Currently, the back yard is not fully fenced off, but we can add in the final portion of fence for a long-term renter. - The backyard has a custom built 8x10 shed -- great for storing bikes. Grass is well kept and lush, gardens are full of wonderful and varied flowers. Plus, space to plant your own vegetables or flowers in a raised garden bed. - It takes about 20 minutes to drive to the US Capitol from the house. Buses run down Rhode Island every six minutes so to the Rhode Island or Brookland metro, or you could take the bus all the way downtown. - Maximum of two pets allowed (cats and dogs only). Must be well-behaved with no problematic past. - In addition to the two parking spots, street parking is not zoned and plentiful, so guest parking is easy. And the green indicates the other space that can be used as an office or walk in closet. - In the basement floor plan, the yellow highlight indicates the bedroom, the blue the closet, the green the living room, and the pink the unfinished storage and utility space. Rental requirements: - Credit score must be 700+ or you must have credit indicators that indicate you can timely pay rent (90% or higher timely payments and debt to income ratio of 36% or better). Alternatively, you could show a record of paying all rent and utilities on time. - No more than 5 people - No more than 2 pets (dogs and cats only) and the pets must have good references from a former landlord or a vet. - We recommend an income-to-rent ratio of at least 2x the total rent to ensure financial comfort, though we understand that comfort levels can vary from person to person. - You can confirm there will be absolutely no smoking of any kind on the property. -You must provide proof of rental insurance after moving in.
