Income before taxes has to be three times the monthly rent ($4950 before taxes for this one - again, if this isn’t met, owner will need to approve applicant) 3. The application fee is $75 per person. All tenants 18 years and older must file an application regardless of financial responsibility. 4. Upfront costs include: Application fees of $75 per person 18+, Lease preparation fee of $75 (this fee is charged upon approval and annually at lease renewal), First month’s rent ($1650) and security deposit ($1650). 5. Employer and previous landlords will be contacted for verification. 6. For applicants who do not meet the minimum credit and income, approval from the owner will be required and an additional security deposit of $1650 may be required. 7. We require renter’s insurance. If you choose not to get your own, we will enroll you in a policy for an additional fee of $13.50/month (this policy is not in your best interest and only covers damages to the property and not your belongings). 8. Applications will not be processed until at least one applicant has viewed the property. Pets are allowed. Fee schedule for pets: 1. $25 pet application fee paid to third part Petscreening service 2. $250 non-refundable pet fee per pet 3. $25 monthly pet rent (per pet - 2 pets = $50/month in pet rent) 4. There are some breed restrictions and it's based on homeowner's insurance. 5. Emotional Support Animals are not pets.
